We recommend submitting a request to see what the County or City has for your records. We just had a client find permits for a house built in the 1980s.

I am probably, in principle, the textbook example of a strong potential buyer. Household income north of $250k/yr, zero debt, quite a bit more than half a mil in liquid savings/investments (not counting retirement funds/etc), over a mil networth. And yet, I’m renting. It doesn’t make financial sense for me to buy. Why? There are several reasons. But mainly, rent is so much cheaper than mortgages right now in Reno, that I can just rent and invest the excess in the stock market, and make way more than I would be in real estate, with no sudden repair costs or effort. Plus, my dividends pay most of my rent, and grow over time so will likely continue to do so. If I buy a house, it’s going to be a permanent house in a good school district. I’m looking at $1.2m+ as the cost. But if I rent, I don’t care if I have a view, if the place is worn down, if my hoa is annoying, etc. it’s just not my problem. I’m paying a rent decently below $3k. That means I am socking away about $4-5k _per month_ by renting instead of buying, as well as the ~$300k down payment plus closing costs. How can I possibly give that up, just to be a homeowner? I can’t. It would be a bad financial decision. If housing prices came down, then yes, I would buy a house. (I don’t care about interest rates, only house price. I can fix a bad rate with a refi but the price is permanent.) But the premium for “pride of ownership” is just so much more than I’m willing to pay that I’m prepared to go my whole life as a renter if an opening never presents itself. It’s not like I’m suffering. There’s also something to be said for being absolutely debt free. If I got laid off tomorrow it wouldn’t be a problem, but same can’t be said if I were in debt with a mortgage and had spent my down payment. At some point, it just becomes a bad financial decision to buy a house. And we’re there. I don’t invest in what I want, I invest in deals the market gives me. Right now, housing is not a deal, it’s very much the opposite. And if someone with my profile isn’t willing to buy, I don’t know who is. Clearly there’s someone out there who is, but I can’t even begin to imagine who they are. I think that demand will be weak until people like me are convinced to come off the fence, at a minimum.

Great advice. We are original owners of our property. We had provided fencing company our property map etc. After living here 22 years a new next door neighbor moved in and tells us part of our west side of fence was encroaching on their property, a couple of feet in and only a few feet long, inches in other area (angled fence). Because this was during Covid and wood prices were astronomical, new section of fence on one side of property cost us 10K. We would have gone after fence company but it’s under new ownership, didn’t think we had a leg to stand on. Neighbor had a assessment done, we probably should have too but by looking at map, we think they were correct. So even after you purchase property and plan on fencing, make sure all is done correctly.

Hi Ken, my community used money from our operating funds to spend on “new owner/resale set up fees. “ The exact answer I received as to why they went $4000 over our administrative budget in April is because expenses were higher during new closings. They have stated in the email that this is normal due to the development being new. My question is, why are they using the HOA funds to pay for new owner/resale set up fee and labeling it under administration expenses? Can the property management company/HOA just go that much over budget?

@DB Douglas - Full disclosure there are companies and websites that do offer this service for less money. However, we have come across issues with people that use these programs. They don’t tend to be as thorough as a good Attorney. The downside is a mistake can cost you or your beneficiaries a lot of money and hassle. We recommend shopping around for someone to help. Talk to your accountant as you may be able to write off the fees associated with creating a will and trust to help lower the overall burden. Thanks for the comment.
