Yes HOA. Snake can show up anywhere in Florida. Most snakes are harmless non venomous.

Those homes are terrible they throw them up in like 2 days. If you buy those homes it's literally like buying a box of tinder the brick is fake. The work is done by all illegals. They do the bare minimum to pass inspections.. ik because I used to work on those lots in that part of jax. Sorry to talk bad about your house but it's the truth.

Very nice property all the way around with a great small house. My favorite part of everything is the fact that there is no association fees. And you don't have to worry about people being right on top of you. Thank you for showing me this. I'd like to show it to my nephew he's been married now for 3 years and they're looking for something just like this. currently living in Orlando but the congestion and prices there are getting ridiculous. Sadly they're paying more currently to rent then it would be to own something as nice as what you have shown here.

The big plus in these rural homes is your space. Less traffic in the towns is also nice.

The masterplanned communities are still selling well, even in this current market. This house is in RiverTown. As of today in the last 30 days 14 homes sold in RiverTown with prices from $418,700 - $1.3 million.

The price to all videos on my channel are in the description. The reason I don't put it in the video itself is because if the price changes and it is in the video I have to delete the video and upload a new video with the new price. KZbin will not allow me to edit a video but will allow me to edit the description. This way I can keep the information current. When you text that other Realtor make sure they are giving you a buyer credit at closing.

@@teshafreeman4019 I understand. I have just started mentioning in the videos that the price and buyer credit offer is in the description. I have access to a program that gives some credit back to the buyer at closing to go towards closing costs and prepaids. Not all homes qualify, but I tell people up front if the house they want qualifies and how much. I only put the house on my channel if it qualifies. If someone chooses not to use me as their agent to help them buy, I always tell them to see if the other agent has access to buyer credits and how much. Depending on the house it could be a few hundred to thousands of dollars. If financing then the lender has to approve. Thanks.

According to records, this house was tax assessed at 79K. Tax assessments don't always reflect the value of a home. But it's usually in the ballpark of what the actual value of a property is.

@@77jaycube69 The actual value of property is based on what a buyer is willing to pay for it. That is why property appraisers use comparison sales to value a property. Assessed tax values are generally nowhere near real market value. If you have examples in Florida that show that please post some here. A market value on the property tax record sometimes will be in the ballpark if it has been updated but an assesed value is for tax use not appraised values.

@@LessStormRiskFloridaHomes During the downturn in 2008 many properties in Florida and throughout the nation went at or below tax assessed value. If history repeats itself, I would expect to see more of the same. Meaning, paying 199K for a house tax assessed at 79k may or my not be a good investment. It's simply something any buyer should consider when purchasing real estate.

@@77jaycube69 I agree $199,000 is dreaming. The walls have white spots not fixed. The house is basic. Might be worth more than 79K but not from me. I might offer 65K for it. States sells "as is" meaning probably a lot wrong with it. I would be extremely cautious ⚠️.

I lived across from a train crossing/switch yard and after a couple of months, you miss the trains if you don't hear them in the background. After Gustav, it was Erie quiet because our normal traffic of three or four trips a day was routed to the north. If the trains run, the world is ok. They are comforting. Dont let trains scare you. This house is perfect for tiny living!!

After a few months in that house you wouldn’t notice the trains. The shower looks safer for an older person than a tub.
