Victoria is not affordable for people in the middle class. It has become an enclave for rich Canadians (and others) due to it's mild climate and it being unquestionably a nice city. Alex, you will do fine because of this but Victoria is becoming like Vancouver was 25 years ago. There will be continuing congestion and density here, we have not seen anything yet. As for myself, I cannot afford even a tear-down junk stucco one bedroom condo here. I've bought some land in Annapolis Valley, NS and will try to build something myself there. It will be very, very modest at best. I cannot see a future here in BC. I really feel for young people born in Canada, many of whom will never be able to get into the real estate market here. Every level of government has relied on real estate to fund their grotesque bloat and enabled what is without question a ponzi scheme. "Extend and pretend", 30 year mortgages, and now Eby saying he will directly fund 40% of housing purchase prices? This all only jacks prices further and prevents the necessary crash from happening. Canada's governments are directly destroying the middle class with all of these schemes and of course their continuous money printing and borrowing / deficit spending which only creates real asset price inflation. In the future this period will be looked back upon as the most irresponsible fiscal and monetary management in Canada's history. Canada has become a country where many people, even skilled people, are unable to get ahead through working for their living. It is now exclusively run for people with money and assets. I think this is a pathetic state of affairs for a modern democratic country.

Well.... 1992 was a recession in the construction market resulting from the introduction of GST by Brian Mulroney in 1990, and it took years to work itself out. 2008 was a bank crisis but the same result and it took years to work itself out. 2024 is a housing crisis and given the periodicity of these recessions, despite diverse contributing factors, I think it will take years to work itself out. Nice 16 year cycle there.

Since buying a home in Victoria (even though it doesn't make sense to buy CMHC for a million dollar home - in my opinion) has become more attainable with changes in regulation, I think houses will gradually continue to increase in price. I think condos will continue to dip this fall and winter, but will start bouncing back next year in the spring. If not next spring, then spring 2026. New builds, space, good location and low/average strata fees are a commodity - making builds like the Bayview area, dockside and even Aria still desirable buildings. Condos are the new "affordable family home" - making square footage even more a hot commodity. It is a great time to buy with lower rates and more negotiating power, plus you get to be picky.

Another great video, thanks, professional and informative as always. I'm currently working my way through all if not most of your videos, I mentioned on one of your other videos that we're planning a move from Scotland in the next 5 years or so, do you have videos covering schools and hospitals? the reason I ask is that when we eventually move my partner will work in the medical profession and our son will be middle school age, so we'll be looking for somewhere with a reasonable commute to schools and hospitals all the while maintaining good availability of amenities.

Its very very pretty. But its unlivably expensive for everyone but the elite. My partner and i lived a middle class life there for a decade. Couldnt even begin to look at a house and were renovicted a couple times. The wealthy retirees live in large 3 bedroom houses and the young families and working people are crammed into apartments. I worked i. Real estate for my last 7 years there so i saw it every day. We moved away and bought a home in 6 months. Victoria is a nice place to visit and a great example of what's gone wrong with our society.

Great content! Our 1961 home in Gordon Head, bought in 2000 for 280 000 has had a 50 year metal roof installed, oil tank removed from the basement(you never mentioned that oil tank issue) , convert to 200 amp,(most of these older homes are 120 amp)convert to high energy electric, all new windows(you never mentioned the old crappy windows) perimeter drains replaced(after the atmospheric river....) stucco replaced. There is still lino with tile over it in the basement because we did not want to deal with the asbestos potential.

@@gregsutton2400 thanks for the feedback Greg. Sounds like you’ve made some excellent investments in the home. Above ground tanks aren’t usually as problematic to remove, nor do they create the kind of environmental hazards as buried tanks, which I why I didn’t mention.

The city is becoming a crack head paradise, lots of crime. Roads are blocked with heavy traffic, bike lanes are excessive and many bikers are bastards that do not obey traffic laws.

In the poly-b segment for 1990-2006, you show homes in View Royal. Are you implying that those homes in those subdivisions have that type of plumbing?

Not implying any defects within about any specific neighbourhoods. Many of the neighbourhood shots in this section simply fit the model of this construction vintage (1990-2006). Poly B has some overlap with this time frame (1980's-1990's) and is something to investigate further with any property built at this time.

What about lead based paint? And hot water baseboard heating? What risks and cautions regarding toxic materials and longevity apply with these? Very informative video. Having worked in the building trades and encountered numerous issues , I can testify that romantic notions and dollar - wise practicality are common head on collisions.

Great video thanks. I'm currently working my way through your Capitol Map Series, my partner and I are in the process of planning a move from Scotland to BC, Victoria or should I say the greater Victoria area is looking like the place we want to be but it's hard to make a decision having never actually been there, your videos are a great help. By the time we move our son will be 12 or 13 years old, it would be helpful if you could suggest places best to raise a family (Schools, Activities, Sports).

Esquimalt is an #1 for me as I live in Esquimalt I also would like to say that my high school EHS Esquimalt High School is pretty well known to being one of the best high schools in greater Victoria because we have so many opportunities and programs and it’s also very very safe love it❤

@@AlexCarroll you’re welcome! Esquimalt is a really safe and nice place to live there is so much to see in Esquimalt. One of my favourite places is the banfield park dock which has recently been rebuilt into a lightning bolt kind of shape so that the currents don’t rip it off it a great place to go for a swim

Very valuable video, thank you. I would love to see more videos like this, again specifically about the different eras of homes in BC like you've done here. I learned a lot and I have a feeling there is so much more to learn. In Vancouver/Victoria, it seems the only way to get a nice property is to buy an older home. I am particularly frustrated by this. New homes are simply not appealing to me. They fill the entire lot and are massive (unnecessarily so), built too close together, small windows with dark interiors, lazy "open" floor concepts, and then the entire neighbourhood is absent of any trees. It's so frustrating. On top of that the number of detached homes will continue to dwindle every year. Thanks again for this video.
