I didn't see any numbers. I moved to iron county Utah a few years back because I couldn't afford land in my home state of Idaho. And I really don't want to be here, I miss Idaho badly

Most of the "cheap" land is miles and dollars from power, and unless you have a fetish for working on power systems it is a pain in the ass. That also includes the water because, no power, no water! Roads and fire protection are also relevant issues. It can really snow in Eastern and Central Oregon, and no county road, lots of snow drifts, for months! It all sounds so adventurous until you have spent a winter in a rural area without power, water, and roads.

There used to be cheap land in Tennessee, but those days are long gone. Prices for even the worst land or worst unlivable house are outrageous now.

Sevier county, due to it's proximity to pigeon forge and dollywood, has become a tourist trap. do not seek to live here unless you are upper middle class and want to feel like you're below the poverty line. i was a local that got priced out because the overall cost of living is too high and employers there pay well below market average. it disgusts me the level of ego and greed on display. and to think, my family has been there since it was a quiet farming town. i have other problems with that county but i think i have said enough. forget that dead end county. i ain't ever going back.

Klamath county resident 🙋‍♀️ We do get plenty of people moving into the state that have never lived off grid, or even rural with power for that matter, that are wholly unprepared for the experience. This isn't unique to Klamath county though. Our family has owned our property for more than 35 years. We've never had an issue with code enforcement. For us way outs, the only way code enforcement is going to get involved is if you either build something obnoxious that is seen by flyovers or you manage to seriously anger your neighbors. Cases in point; the 22 acres directly across from our 22 acres, junk cars and equipment that became so numerous that the mess slowly crept out into the main shared driveway. This angered all 6 other property owners that share this mile and a half of access road. One of the other neighbors invited extended family to stay for months on end, scattered about in tents, no bother there, however, the trash blowing about, stuck in fence lines, blowing into everyone elses fields was awful. That particular situation came to a head when they lit a bonfire about a month after the Bootleg fire tore through here and spent all night firing endless rounds. Now, for the good, most folks are polite if not downright friendly, will help you in a pinch but absolutely will not support you should you be a drain on time, resources or can't survive your first winter by yourself. That last part circles back to folks arriving wholly unprepared. Land isn't expensive compared to many areas in the PNW. Schools are vastly improving, Jr High and High Schools are bringing back various shops in addition to robotics, coding, etc. I can personally vouch for Bonanza Schools, as I have a student there. Medical care is very good through Sky lakes and Cascade East, both of which are at the hospital/medical area in Klamath Falls. Finding a Dr as a new patient however, is a definite problem, there isnt enough of them. Most specialists are in Medford. Shopping isn't an issue in Klamath Falls, plenty of options available. Overall its a beautiful area with a plethora of outdoor activities during all four seasons.

The judicial system is corrupt in siskiyou county they take advantage of the tax payers in the county. I had the CEO of siskiyou county telephone threaten me on my property tried to enter back in my house after I told him to get off the property. then they turned around and got a restraining order against me and the court granted it? Moving 1st. Chance I get stay away if you want a more hassle free life. Don't look for privacy here also everyone in your bubble and if they dont like they will spread false accusations that's what got me into my predicament.

We have been trying to buy 4-5 acres to start a homestead here in TN, and unless you can find someone who will owner financing, they want 20-25% down if you go to a financing company. That's you can find it .

Yes Tennessee seems to be a state where a lot of people would like to move there. Owner financing probably would be the way to go if you are looking to homestead. I'm interested in land, the only thing I worry about is if you start building a home but you are not there all the time, vandals could show up and destroy the place. Especially if you are not going to be there for a couple months at a time 🤷‍♂️. That's my biggest worry.

I received the exact same letter today on property that we sold in the Midwest a few weeks ago. That said, I've received probably four or five of these letters a year for the last few years that we've had real estate land holdings. We ultimately sold it ourself as a FSBO. The buyer hired a transaction broker and paid her outside of the agreed upon sales price. We sold it at a capital loss and will take the allowed $3,000 tax deduction annually. Glad it went to a good home and that the people will be building on it, so it's being used.

I have never heard of that company before. You could do some research online through the Washington corporate division if you wanted to. That way you would find out if they're legit. My advice to most people is to try and go another route instead of selling to these land companies that send you letters! Thanks for watching!
