Glad it was helpful. The pines get me, which was a surpise but that's about it. I'm extremely susceptible to hayfever but it's never been that bad here and i don't live off anti-histamines either.

I just visited there. It's boring af. Not a lot of black people either & I encountered a few instances of passive aggressive racism. Did meet some nice people on our journey tho, but I'd go insane living there. It's soooo boring.

I love love love living in the northwest Terrace. It’s a very quiet community. We live in a home that my husband‘s grandparents had built in 1962 and my husband’s other grandparents just live kitty corner from us. It’s right off of Francis. Yes but there’s a gas station close by and my son could play out until 10 o’clock at night maybe even later if I’d let him and he would be totally safe.

Yes spokane is great, and i love living here, and dont plan to move! But dont forget about the drug abuse, in the first month alone of 2024 we had over 249 over doses called into spd, an average of 6 a day. (Only counting ones who were actually around people who called 911) also there was over 2300 homeless people as of 2023. Spokane is pretty, but just like anywhere in america, it needs work.

Yeah not a bad analysis overall. Overall, the city should promote more options. More places to build to rent if there's demand for people who'd prefer that, and more places to build that can be CPR'ed and sold off as townhomes/condos. There must be an issue with growth management on the urban fringe as well leading to land scarcity. I personally do not care about "character" of neighborhoods. People can create a block by block HOA's if they want to make a contract to not be able to sell their property to a developer to change the block. People hated the bungalows in Seattle, they hated the brownstones in Brooklyn, they hated triple deckers in Boston, now they're all iconic in most people's eyes. Not to mention, shutting down development creates high housing prices which disproportionately hurt the people with the least resources, farmers make the same excuse when they expand the urban growth boundary. You need to let the city evolve to let supply match demand and nobody has the right to control the city just because they got there first and are now trying to pull the drawbridge up. Housing scarcity is making life a living hell for people on low incomes and is one of the largest contributors to wealth inequality.

We tried to buy a particular house in Spokane city on .3 acre. The appraiser said, "You have too much land here and you do not need the 850 sqft shop so I recommend you tear it down and build an ADU. We do not recommend a loan in this current condition." Let's just cram everyone in, I guess. We moved to Spokane to afford a little more space than the 3700 sq ft (.09 acres) lot we were on in our previous city.

I see in the future of larger cities towers of apartments everywhere and tiny cramped apartments. My co-worker from Hong Kong China said that is what happened to them. If you want a place you can afford then you live in the country or nearby small town. Of course she said all the jobs were in the city. A 240 sq. Ft. Apt. There is as expensive as a 3-4 bedroom apartment here. Seattle ended up like that and we are headed in the same direction. At least in Hong Kong food is pretty cheap and medical coverage is cheap. And their transit system is great!

Nice video Phil, thank you for sharing. I agree with you. Cities and municipalities across the US are choosing a knee jerk reaction to housing. They're doing so by granting approval to MFUs on existing SFR zoned properties in many areas, turning the US into a nation of renters.

Unfortunately! I've been in discussions with my local city regarding a new assembly bill that went into effect in 2024... allowing the sale (ability to convey) ADUs. The planning commission was very interested in adopting policies, procedures and ordinances to promote affordable housing.

I agree with you. We have a great shortage of condos and townhouses. Rent continues to go up and it is not a stable environment. Just ask renters in Florida. As their neighborhoods jumped in popularity as people move there then the rents skyrocket and the locals get priced out. Same with housing. So I don't agree with building all the apartments. People need affordable homes. Even looking at alternate building materials to bring costs down. We don't need a city of apartments. Seattle did the same thing with apartments and housing and housing costs just continued to rise as demand continued. A drop in demand will help lower prices. So I don't see a clear solution. 🤷♀️
