Landlord did NOT disclose that required payment method requires a $2 fee for each payment through online app. This app can ONLY be used if I give 3rd party access to all my banking business. In essence, I have to allow all my statements, activity, etc. to be "shared". All this was learned AFTER signing the lease.

A fee for a 3rd party service is quite normal, but I cannot think of a reason why any party would need ongoing access to your bank statements and activity. But either way, this should have been disclosed by the landlord prior to signing the lease - especially if it is your only payment option.

Typically the application fee is non-refundable. But if you never signed ANY paperwork such as a Lease or Holding Fee Agreement, the deposit should be refundable, especially if it was the landlord, not you, who made the decision not to move forward.

Yes, it's possible and quite common - but it is more difficult. It is critical that the owner set up relationships with trusted local maintenance vendors and enlist someone who is local that can step in during an emergency if the owner is not immediately reachable.

My property maneger had a lock put on my door without a strike plate giving other tenants entrance into my home.. .because public safety is involved with sirvalancing,. .police and them are protect these violations by denieing you justice.. . For hoassment, stocking, wandering of your property . And other violations.

I own my townhome. When it came time to help my 91 year old mom in her house, l decided to rent out the (then) pristine townhome to a kindergarden teacher, her mom and her adult son, and a tiny Yorkie Terrier. Within a year, the dog had ruined all the baseboards with urine, the window coverings were destroyed, the floors were sticky with gunk, the light grout was black with gunk, the new kitchen faucets and bathroom faucets were never cleaned, the stainless steel kitchen sink looked like peanut butter and mold were smeared all over it. Now, last week, the son had a bowel movement and used a lot of paper. It didn't flush down. He kept trying and flooded the upstairs bathroom, which then cascaded into the kitchen below. My insurance will be demolishing the bathroom and kitchen, which will take a few months. I asked them if they could move asap. They hired a lawyer who is now requesting $25,000 in relocation fees. OUTRAGEOUS. They f up my place AND win the asshole lottery.

Harassment occurs when a tenant moves in and then two months later the landlord decides he wants to sale the property and wants the tenants to move out immediately even though there’s a 12 month lease.

4:30 - Wrongful Eviction. If all tenants are given a notice of eviction stating "Change of Use" of the building as the reason, contact a tenant attorney before vacating the units. This reason is often used when building owners want to increase the rent more than allowed by CA Rent Control. An attorney will check to verify that the owner has submitted required paperwork with local government offices for the Change in Use of the building.

I have water making its way through the wall, getting my bedroom floor wet. This happens when it rains A LOT. I'm on the bottom floor. It's happened multiple times recently, and they refuse to fix it from the outside. They just bring in a floor fan, and pull up my carpet. They put some silicone in there the first time, but it immediately got washed out the next day by another heavy rain storm. I can't deal with water coming through the wall and getting my stuff wet. WHAT DO I DO??? HELP!! They didn't even bother to put the carpet back in place. Which is actually stull loose from when my water heater failed a year ago

Document everything! Photos, video, records of communication from the landlord....everything. The landlord has a responsibility to maintain the property in a habitable condition. If they refuse to make necessary repairs after repeated written requests, you may need to move forward with withholding rent or reaching out to local housing inspection authorities. Keep in mind though, withholding rent does not mean simply not paying it. You would need to notify the landlord in writing of your intent to withhold the rent along with the reasons why. Then it is very important to pay your rent on time and in-full, but to an escrow account. Renter's insurance is another vital service for tenants. This will help protect the value of your personal items should anything become damaged.

I thought that this video would be about tenants harassing landlords, like my last one did, and not the other way around. Tenants are brutal, sometimes, and that is a major factor as to why rents are so high. My last Tenant accepted a beautiful home in a beach community, but every month would ask for significant improvements that often cost over $1000 -- nearly in excess of the rent paid. Near the end, she said that I was trying to kill her and her cat because I wouldn't install a $7000 AC unit in a community with a mean temperature of 64 degrees. When she said that she had cancer and that my husband and I were "supposed" to take care of her, I had had enough. Whereas, previously it was an Airbnb, and I tried renting to her to make things easier for me, I had to re-convert my home to an Airbnb to keep enough income coming in to pay for the taxes and mandated utilities. Tenants sometimes think that Landlords owe them more than habitability, and those types of Tenants should rally try to buy.

However, it is still the landlord's responsibility to provide a pest-free home when the tenant moves in. In a multi-family apartment building where all units under the landlord's control, pest control is their responsibility. The tenant still has a duty to prevent issues by removing trash, keeping the unit clean, etc. So, always check your lease to see any specific policies regarding pest control and gather all documentation of the issue that you can before visiting a lawyer.

The landlord should change the locks or codes for electronic locks between tenants. This should not be the tenant's responsibility as it is critical that the landlord receive a key. But, even if the tenant does change the locks, they should never do so without notifying the property owner.

I have been in rentals MY WHOLE LIFE. Locks are ALWAYS CHANGED APPON MOVE IN. But the old locks where placed In a drawer so as to be put back at move out.

Who to report to? Our city adamantly will not do interior inspections. Code Enforcrment says the law only allows exterior inspections, such as tall grass or damaged gutters. The county adamantly won't get involved unless the city makes a request. The state Consumer Protection department responded, saying they don't deal with landlord-tenant issues. I haven't had heat or A/C for one year now (have a 14-month lease). My asthma doctor even wrote a note requesting the landlord repair the HVAC since it negatively affects my health but still the landlord has done nothing.

If a registered sexual predator lives behind the tenants back porch, & due to the screaming & physical violence the predator aggresses on himself the tenant is terrified to go out on their back area as the violence related noise causes fear responses due to abuse in their life prior? Asked since the week after occupancy, continuing throughout the 12 year rental term as all written requests for "remedy" have been ignored, or excuses made throughout the years seem to have to have been ignored resulting in the tenancy to not be able to use the back porch area due to this? Is that an example of the "quite enjoyment " lost? Its Florida (of course it is) by the way. Thank you to anyone who KNOWS the response and not speculating? Greatly appreciated if possible as I cannot locate a straight response to the question. Blessings.

This video has me terrified. I'm not a landlord; I let some homeless friends into my house to give them time to find shelter, but they immediately changed the lock on my guestroom and changed our relationship to adversaries. They won't leave although I asked them to 8 months ago, and they're threatening to sue me for $1 million if I try to evict them. I thought this was preposterous, but after seeing this video, I can believe they are gathering evidence against me over much of these things, including having guests come over without having first obtained their permission. They have me by the short hairs and they are taking full advantage of that. As a homeowner, it is looking to me like this couple is planning to take my fully paid house away from me...legally. This is truly terrifying. I am elderly, disabled, paying all the utilities, not charging any rent, and living on a small Social Security income. If they do this to me, and I now believe they will try, I am SOL, I will be the homeless one and they will have all my assets. 😢 How can this be justifiable?

Generally, installing a shelving unit (or modifying the property in any way) without permission violates the lease, requiring you to restore the property to its original state. However, the shelves in the referenced video are freestanding. If your shelves are also freestanding, one could argue that they are just another piece of furniture. That said, unsecured shelves do pose a safety risk as they could topple over, similar to other furniture.

@@BayManagementGroup I’ve had them in place for 13 years no danger has come from them. I was a construction worker and graduated with a BFA in sculpture. They are freestanding and the precedence is I’ve had them for 13 years in current rental. It’s only a new guy harassing me. But I thank you for offering your opinion. I’m pretty sure I need a lawyer bc I was healthy when I assembled them and now have a disability. And cannot fix this situation by their deadline.

Hi, Im maybe being evicted because my roomates conspired against me, i received a first notification, but is very confusing because the notification says:This is a notification that could lead to eviction... long story-short: I punched a small hole in my door room but immediatily fixed it(its a fragile cheap ikea door),however; i talked and apoligize to my roomates after that,(it is the only damage ive done to the property). But my roomates stabbed me in the back by reporting that incident. I always payed on time, but i dont like my rommates... However living here is my only option, i just always used to ignore my roomates. I called the guys supposedly to be in charge of the tenants ater receiving this notification; But they wont reply, the only who replied was the legal advisor in charge of the notification, i told him that i could even install a better door(my roomates are very noisy after 12:00 am, they usually start gossiping and mocking very loud at nights, thats why i'll like to even change for a better quality door... But he replied: I'll give you answer within a week... Can you guys help me with this? im in Toronto... Who can i talk about this?? Is an student acommodation business called Harrington Housing...

I don't know if it is technically illegal as we are not attorneys. However, it is not a good idea or a good way to do business - it is a far better idea to go through the legal court process of filing for eviction rather than publicly shaming. Posting details on social media could backfire and open you up to potential liability claims.

That depends - was the use of the shed included in the lease? If so, that space needs to be provided to the tenant. However, if the use of the shed is not included in the lease, the landlord does not have to provide access.

Receipts make the claims process much easier, but the reality is - who keeps every single receipt? So, most insurance companies will work with you to determine a fair value based on a number of factors during the claims process. But these policies may vary from company to company, so it is a good idea to read through your policy carefully. That said, it is a good idea to try and at least save receipts or paperwork for big-ticket items such as electronics and jewelry.

After watching this video I’m actually more turned off and leaning towards selling my house in Charleston SC, didn’t even consider liability in injuries & don’t really have hope a tenant will keep up with the pool, forcing you to contract pool servicing for $200/mo

I have a girlfriend that lives down there and Louisville Kentucky herland Lord is charging her $1,200 and plus a added 750 to use the garage and the property I think that's not right how can I help her

That does seem like a lot of money, but what can be done about it depends on the contract your girlfriend signed. If she agreed to these prices in her lease, there isn't much that can be done. However, if the property or space provided is not worth these costs, it may be time to explore other rental options.

What if I live behind the landlord house a small stupid he made and the I fail down the stairs the stairs are very narrow very straight you have hold on to bars I told him to fix he said time and money so I’m left it like that after months later I fail down I told her if he had insurance he said no either way it won’t cover it I will like to know if homeowners will take over .. oh I broke my T12 bone days I’m hospital and my back is not the same

I'm so sorry that you had an accident. Insurance or no insurance, a landlord must provide a safe and habitable property. Unfortunately, many smaller, private landlords struggle to manage their budget and needed repairs - but that is not an excuse for disregarding safety. Hopefully the times you asked them to fix the issue or any conversations you had after your injury were documented. Your best bet would be to take that documentation and your medical records to a lawyer for review.

@@annseven7166 A landlord should not be sharing any details about you with other tenants, it's bad business practice and could get them into trouble. As far as legal advice, we are not equipped to provide that - however, gossip brings up a number of issues that could be pursued in the right circumstances, such as defamation of character or emotional distress due to slander/defamation of character. The key is documenting this however you can and if it has become a serious problem, speaking to a local attorney. Many reputable attorneys provide free or low-cost consultations.
