With the government intervention aka liberal approach. It will create a massive gap between the lower income and rich. causing the middle class to fall into the lower income Category. Also first time home buyer incentive before march 2024 gave 10% free down payment. Not to mention YOU HAVE TO PAY THAT BACK AT SALE 10% OF PROPERTY VALUE OR 10% in 25 YEARS. Without government intervention aka conservative approach. The private sector will have more confidence and less taxing which will lessen extra costs they will put onto a house. Helping a lot of the middle class and lower income homes buy property without government help, also attracting investors bettering the economy and building confidence with the people. Along with an incentive from the conservative party. that sounds like a better deal. Or we just let economics happen and deflate and everyone losses. which the government is trying very hard to avoid currently and pumping money into the markets

Would changing houses from being more of an asset to proper homes and shelters be a better way of fixing it? Because in America companies like black rock and other simply buy houses in bulk then resell or lease them. Could dissuading them or putting in laws that prohibit companies from buying that much be a worthwhile solution?

Agreed, I'm in line with having a fudiciary oversee my day-to-day investing, cos my job doesn't permit me the time to analyze stocks myself. Thankfully, my portfolio is well diversified and has just 5X in 5 years, summing up nearly $1m as of today.

Under actuarial analysis of the datasets there is now completely insufficient gdi or 'gross domestic income' as derivable from Canada's already stagnant 10+ years barely $2T gdp.... a gdp that was being maintained for a decade by no more than low-rate fueled speculative sentiments injecting FALSE demand into elevating Real Estate price discovery valuations.... to service/maintain the payments on the now $3.4T combined Mortgage/Consumer DEBT imbalance(still growing).... let be maintain Canada's ~68% consumer spending reliant economy as still 4.2 Million Mortgages renew (~650,000 Negams) here through Q4/2026 all at higher rates than initiation regardless intending significant reallocations to DEBT servicing into recession. Uh, not exactly neutral, are you? In any case, having lived in Canada for all of my 60 years, I know that the Liberals and Conservatives both take their orders from Bay Street (under Trudeau's Liberals, more billionaires have been created in Canada than ever before, so the rich aren't exactly suffering). The difference isn't economic as much as it's social. Today's Conservative Party has become more populist and more aligned with American Republicanism, so, for example, would increase military spending while seeking to restrict women's reproductive rights. Most Canadians don't trust such extremes, which is why Conservative support in the polls has stalled at around 38% and why they're trying to force a snap election.

Great Video!! Neutral and realistic. You are right about their respective strategies. I am in favour of market forces determining pricing for rents and housing, and that is a sustainable solution. There should be property rights for the owners, too, not just tenants. However, I think the smart money will slow down or stop the construction before the prices decline too much. The market will balance itself at higher rents and pricing, or the construction costs and good paying unionized jobs will have to come down. Just slashing the profits of the developers will not reduce pricing enough. Everyone down the chain will have to reduce their income, such as concrete guys, carpenters, plumbing, HVAC, lumber, metal, and so on. If that cycle is too difficult, then the government will have to step in and build it or provide free land, incentives, or cheap money to build.

That's right, investing with the help of a financial advisor set me up for life with about $1.6m in stock portfolio. I max out my 401k and have few properties. I worked hard everyday as a teacher for 32 years, and my salary was over 100k annually. But if it wasn't for 2020 covid lockdown, I wouldn't have supplemented my income with stocks and alternative investments.

I was a tenant for over ten years before i can be a landlord. I paid my rent on time and worked so hard to buy a rental property. Nobody should live in my house and not paying! Except my own children! Ha ha. I am glad they moved out, have their own places.

GDP's already negative, the housing market's already crashing (see all-time high number of price reductions without any sales still), all-time consumer credit card debt, unemployment is skyrocketing and will surpass 2009's 10% peak. Homes and stocks will crash 60%. It's literally 3rd grade math. It was always inevitable. Already seeing it in every single asset class other than the Crypto market ....I've been engaged in active trading and managed to grow a nest egg of around 2.3Bitcoin to a decent 24Bitcoin....I'm especially grateful to Adriana Jensen whose deep expertise and traditional trading acumen have been invaluable in this challenging, ever-evolving financial landscape.

This could be fixed within one day straight up, just identify the maximum cost of a home. Set criteria for a home to achieve a certain value. Why the government of Canada is okay with people charging six times? What they're home is worth is beyond me. The supply and demand works with a couple of things but it's not universal. New brands get added all of the time, You don't see apple all of a sudden dropping the price of its phone because of all of the competition do you?
