Not alot of people can afford paying through the roof for land and then on top of that the building, and all just to realize the governments (Federal, state and local) dictate what you can and cannot do with the land and building so really it's the same only different type of land lord and different amount of money

Ah, but rent never ends and home payments do. I paid off my house in 2016 and now only pay upkeep, insurance and taxes. Young people need to think more about that part of it.

I don’t think it’s anyone’s preference to rent. Millennials and gen z are FORCED to rent because of stagnant wages and high housing costs

That is likely true for many. We agree that the price of housing, stagnant wages, and interest rates are all drivers as to why many are renting versus buying. However, it is also clear that many folks just enjoy the flexibility of renting, appreciate access to amenities, and prioritize more liquidity for their every day life.

The 5% annual return is distributed monthly. REIT investors will receive a cash distribution on the 10th of every month and will also receive 80% of the property appreciation of assets held by the REIT!

Use the rainwater runoff from the parking lot to help water the trees/landscaping. Add lots of palms for shade around the pool. Palm leaves are easier to skim out of the pool, if need be. Show the city engineers the Brad Lancaster urban street runoff rainwater harvesting clip where he reuses the water to create bioswales. These quickly absorb water into the ground so zero mosquitos, while supporting lush, naturally cooled streets. Phoenix looks miserable and hot. Why paint the building a monolithic color? Do some sections in contrasting colors to mimic 2 story European buildings. Do it occasionally, instead of on every unit. Subtler, gentrified colors could add interest. Think the charcoal is a poor choice. Could have racier trim on some of the units, with bold, deep colors. The interiors could still have an industrial theme. Other people are suggesting covered parking parking spaces for shade. How about installing bifacial solar panels on a parking structure to ease electrical costs and to add resiliency in a power outage?

AGREED! Adding them makes this property one that people will want to have because it's newly renovated and their cars are not baking in the hot summer sum. Shade structures can easily be the reason people select our property vs another one in the same general area. It they add tremendous value.

I would also add carport covers for the parking lot so the tenant's cars aren't baking in the sun.
