Investors should view JVT as a strategic opportunity, as the area is set to gain significant visibility and popularity due to the numerous buildings under construction nearby, the opening of Dubai’s 4th largest mall by the end of 2025, and the lack of available plots in JVC. Therefore, flipping properties here seems like an excellent idea.

@@pbubalo very good question but In business there’s varieties in real estate commercials, residentials some buildings are high end like the ones facing Skyrise « Ewa » or « Volanté » prices 20m plus so not apartments are affordable to anyone and other exciting buildings already rented out or resale and in business bay very few plots are empty, so this project it’s like 3 different developers launching at the same time, and won’t affect the market for many reasons: some apartments will be for end users others will be for short term rental and others will be for long term rental and even all of the apartments will be for rent or resale won’t affect the market cause Dubai population is increasing. 43,440 in Dubai population just in one year so always there’s demand for buying and renting, and business bay is the heart of Dubai every one wants to be close to there offices wants to be close to downtown so as long as there’s demand no worries for prices to decrease,

It’s all glamor and glitzy as long as security in the region is stable. With conflict brewing just 40 nautical miles away from Dubai. So my advice to people who purchased investment properties there, once the first missile flies over that region, chances are your property value will plummet 65% overnight. If the conflict goes beyond 15 days chances are people will loose over 80% which means most your investors are under and lost their entire down payment. That’s just me doing a simple calculation. Now tell me what are your thoughts?
