@@InfiniteWealthConsultants yes I've been watching vanntastic about velocity banking. To pay down debt then she mentioned infinite policies. Would an infinite policy mean you invest enough until the dividends will pay the policy premiums? I was just thinking about it and that would be a great option too.

In a $500G DB example, the premium is $430 a month from age 40. Nick lives to age of 90. So with whole life insurance, Nick pays $430 a month for 600 months (50 years) total $258G. Dividend is $130 a year best case for 50 years on the premium paid, or $6500, for a cash value of $264,500. The alternative is to buy term life insurance with extended duration and invest the rest .. a $500G death benefit policy for a 30 year term would be about $60 a month leaving $370 available to save .. $370 monthly in the market at 7% (stock market lifetime average) in a tax deferred account gives me $432G after 30 years. I won’t need a $500G policy if I’ve got $432G cash in my account, so I cancel it, And for the next 20 years my account keeps growing at the full $430 a month. when I’m 90 the account is worth $1.9 million. Conclusion is clear .:. Do I want $264.5G (whole) or do I want $1.9 M (term and invest) for the same premium output .. I choose term and invest!

2 questions: 1. In order to borrow $20k for a down payment on a rental property (for example), how much money would you estimate has been poured into the whole life insurance policy? 2. Why would I do IBC instead of utilizing my brokerage account line of credit?

You are right, this is a clip from an hr conversation. Simply pointing out that a smaller generation will require less goods. Then will a larger generation comes they require more goods. That is ONE reason home prices are going up. A larger generation is at the age to buy homes. The point of the video is that real estate may be a good investment. No trying to play the blame game. The reason why is spilt milk. The facts are the facts. We should use facts to make financial decisions.

@@InfiniteWealthConsultants I had a feeling there was more to it and we weren't seeing the whole picture of what was being discussed. The danger of KZbin shorts. :) With that said, a lot of folks really disregard the effect that those bad debt loans and stated income loans pushed by Greenspan had on the housing industry. A lot of people who were financially illiterate received large sums of money and overpaid for houses that appraisers didn't do their jobs in evaluating. They drove up the comps in neighborhoods so people started selling at the new inflated prices while the selling was good. Next thing you know, $100K houses were $150K to $175K in months, not years. Being a Floridian with family in Real Estate I watched it happen in front of my eyes. When I saw a $65K house going for $235K, I predicted things were going to bust. It burst months later. It was obvious that the market could not sustain itself (believe me, I am not a real estate genius). I have family members who made millions in those 3-4 years, it was crazy to watch.

@@InfiniteWealthConsultants the fact is it is their fault the housing market and everything is so fucked. If you're gonna get mad at people just pointing out the facts then you're part of the problem. Not only that it seems to not matter how much work or time we put into trying to get a house, because it's just way too expensive to get one. Back with the boomers houses were 140k, now you're lucky to find one under 500k. Not only that but people's wages haven't gone up to make up for inflation making it near impossible for us to get a house. Stop saying we're lazy when y'all boomers are the reason we can't do anything in the first place.
@user-dn6el

Boomers look at things with a fundamentally different leanse than zoomers. Despite the size gap (that should be obvious, and is glaringly obvious if you look at the simplest visualization of generational sizes), the gap, by the way is literally where the "boom" in boomers comes from. All of that aside, let's instead focus on metrics like income earned per employee for the so called zoomer IT based companies. The gap between more traditionally run boomers companies that don't sufficiently leverage globalization or the ubiquitous nature of the modern internet, and zoomer companies that know how the world actually works in 2024, we're talking about a difference in income generated per employee being orders of magnitude different. Not even in the same universe. So I do agree with you, that zoomers will never operate as slow and inefficiency as boomers, effectively NEVER PERFORMING AT THAT PATHETIC LEVEL.
