In 2024, that number has shrunk to 36,500. All this in just 8 years! A concerning trend for the renter to say the least.

I can rent for significantly less than what the repayments would be. This is a shame because owning would provide security for my family and ensure our integration in the community. The only explanation of this low rental yield is policies that have incentivized such behaviour, greed and an assumption of capital growth. This is what is wrong with the system, not property investors per se. It is the huge cost of purchasing a home that is the issue.

You have to lie to the landlord but who cares. They'd die if they knew their own taxes were paying me to live there. I have the money to buy an apartment outright but they are nasty body corporate disasters that lose money......

With the Hilmer Report getting mentioned a lot lately, States will become under pressure to remove Stamp Duty and roll put Land Tax and Value Capture Tax around Activity Centres. The QLD tax calculation on all property in Australia was good policy. We nedd a good property audit so ATO may lead that data mining in future and convert Individuals to Businesses. We shall see.
Once the money the government receives from landlord's starts to really dry's up, i am pretty sure the government will back off big time attacking the landlords. The pressure the government will also have to deal having to house all these people as not enough rentals around will have them changing their attitude pretty fast i feel. I feel landlords just have to deal with how we are treated at the moment from the government until the government wakes up and stops listening to all the rental activist and Greens party.

Wait till you read up on fake FHBs claiming FHB Grants and Stamp Duty Concessions to then become "Rentvestors" overnight......easily 🤑 if you can get it. I would turn off all tax incentives to investors tomorrow if I was PM. Do a deal with Bank's to spot purchase all the stock that Bank's repossess and turn it into Affordable Housing. Save billions 🤑 and redirect it into young families and DINKS.

As a frustrated millenial Ill explain our sentiment. Property investors are not the problem per se, but investing in property should be about providing rental accomodation and recieving rent as payback. This is not the system we find ourselves in. Most if not all of the income an investor is looking for is in the form of capital gain. All of this is made possible by interest rates being below the real rate of inflation. 30 year mortgages should be reduced to max 15 years. Interest rates should be higher and minimum deposits should be 50% for investment properties and 20% for first buyers. Tax incentives should only apply for new supply. In other words blame easy credit, tax policy and migration for our issue.

Predicting inflation starting to rise again this quarter while leading indicators showing economy slowing (not to mention governm*nt figures pumped up for the election). Global economy very weak which affects US. Fed dropping rates 0.50 shows they're VERY worried about financial downturn/crisis. interest rates coming down are also an indication banks are LESS willing to loan money into existence. The question here is where is the inflation going to come from in the near term? Consumers are mostly tapped out which is 70% of US economy (consumption). Yes inflation very likely to return but not before it continues to come down... Inflation can be a concern, but remember, certain assets like stocks and Crypto’s acts as a hedge. Long & short-term trading is generally safer, allowing investors to weather market volatility. I have managed to grow a nest egg of around 3.2 B'tc to a decent 27B'tc in the space of a few months... I'm especially grateful to Seren Wintersun, whose deep expertise and traditional trading acumen have been invaluable in this challenging, ever-evolving financial landscape.

I think a more accurate analysis is based on rba sticking to their word: once they do cut rates it’ll be fast because they are 2 qtrs behind on decisions…. Unless a global event occurs etc

The RBA lifted rates later than other countries, but historically when they have dropped rates they do so slowly unless the economy is in trouble - however we will get 3 to 5 rate cuts till we get to neutral levels

Got to give credit to Dr Wilson, while i dont agree with a lot of his opinions on property he has rightly stuck to his guns on no interest rate cuts for a couple of years now while the rest of the mainstream economists have predicted cuts around the corner so frequently. Imagine being wrong in any other profession for years, you'd be sacked.
