Why gives the cost of these condos in US dollars and then turn around and give the monthly maintenance cost in pesos?

@@Starbeoghtuser3475 Hi. Thanks for your comment. On our MLS (multi listing service) property listings are listed both in U.S. Dollars and in Pesos. Since the majority of people watching and subscribing to this channel are in the U.S. I talk about pricing in U.S. dollars. As regards the maintenance fees, they are an ongoing charge that have to be paid in pesos to the HOA each month. I hope this answers your question. Cheers.

Probably other people have mentioned to you that the INAPAM program is no longer open to non-citizens. I think because the program has been moved under the Bienestar program and getting the new card is the first step to eventually getting the pension at 65. I have read however that those with 25 years as Permanent Resident status may be eligible

You should not use the water even for teeth brushing. Way too dangerous. //also be aware that many amazon packages you may order from Amazon USA may be returned and rejected by Mexican customs if even one thing in the package is something they dont like like even vitamins ! Its not as easy or nice as this man portrays it. Buyer Beware, RM, 46 years in Mexico.,

Hi June. Thanks for your comment. i was surprised. Did someone tell you that I "don't even know the language" or did you decide that? I do think you missed the point of what I was saying though. I was talking about the concept of the Mexican culture being laid back and not putting emphasis on being in a hurry unlike a lot of Americans and Canadians are. Mañana (Tomorrow) in that context basically means "never do today what can just as easily be done tomorrow" . I sense that you are pissed off with the video pointing out some negative things about Puerto Vallarta and the Mexican culture. In fact, it is the opposite. This video is aimed at those people who think these things would be negatives and as such should not bother coming to live in Puerto Vallarta or anywhere in Mexico. After all, who needs people who can't or won't adapt to the culture of their host country and want Mexico to be like the country they are leaving. I love Mexico, the Mexican people and the Mexican culture. Adapt or stay home is my philosophy. C heers.

I would rather buy a house with a pool. It just seems small for the price. Which is a good price, because I have seen some new condo's, on the beach in P.V. that are close to a million dollars and that's not including the HOA fees. They are nice but I would rather have a house. Thank You! Nice Condo by the way for the price.

Hi my relatives have vacationed in Puerto Vallarta I bout fell over when I heard about the 1000 room hotel they stayed in I think it may have been time share in any case that's ridiculous. Speaking of driving in Mexico city forget it. Stop signs are run this was in 1974 and that night when I took a bus from Mexico city the driver drove fast and scary. Fortunately that happened just once When I was going to. Instito Allende I rented an apartment by the school problembwas next door they had pig ect it was. No problem for scorpions to climb but and over the wall I wiped out 7 of them in my 4 month stay in San Miguel before I flew back to California other parts of Mexico like Puerto Escondido seem better I just saw a you tube video on p.e. today thank you for your tips on the roads and sidewalks innp.v.😊

@@RexPonder-y6b Thank you for your comment. Sorry you had to leave Puerto Vallarta. You are correct in saying that it has gotten expensive here but people have to realized that electricity and gas and other utilities are still cheaper than the US, as are groceries and dining out. It’s always scary when a new government takes over as you are never sure what your going to get but what I do know is that the lifeblood of Puerto Vallarta is tourism and if they price people out from coming here then they will be cutting off their nose to spite their face. People will stop coming to visit and live. I can’t see that happening over the long term.

TY for the comparison. When you spoke about the resentment by the locals to tourists, it reminded me of the resentment native Hawaiians have had...up until when Lahaina burned to the ground and now tourists are not going to Maui and the island is begging for them to come back. Sadly, people don't appreciate something until it's gone.

Thanks for your comment. You are so right about people not appreciating things until they are gone. Ain't that the truth. This Italian man I spoke with said that the disdain for tourists was mostly happening in Spain, where there have been public demonstrations over excessive tourism. He lives in the Amalfi coast area which has throngs of tourists to the point where it is almost uncomfortable trying to get around and enjoy the place but he wasnt complaining at all. He owned a coffee shop below and apartment building that he rents out on Airbnb, so he was more than grateful for tourists coming to the Amalfi coast. Here in PV I know there are some people who resent the tourists but the majority of people are delighted to have them come to spend their money and enjot this beautiful area. Cheers

You are correct that everyone’s experience is different and living in Puerto Vallarta is not for everyone and that’s why I pointed out some of the things that certain people may not like about living here. These things don’t bother me at all and in fact I embrace them as part of the Mexican lifestyle and culture. I think most people do also but like you said not for everyone.

I was just pointing out some things that certain individuals may find inconvenient or not to their liking. Great video! I visit PV 2-4 times a year and no trip is complete without a day or two at the Marina. I highly recommend D'z 66 Diner, San Jerry's Bar, Porto Bello and Chappy's.

I came all the way to the end of this video because the title called my attention, I wanted to see if finally some american guy had made a research regarding the detriments your moving to Mexico can cause to the mexican economy. Have you ever asked a Mexican how we manage to pay the rent, food, pay our bills and get the basics? And I'm not talking about luxury or comfort. After the crazy wave of americans that came to settle in Vallarta, the rents have gone up to the sky, as well as many of the basic products we need. American investors came to build buildings and put their cars making more trafic. Have you ever though about the water you will be using? Have you thought about the waist you throw to the garbage?Vallarta was not thought to have this many people here, the more people the more problems you will find. You just think about your material things and your comfort. You do not even bother on learning Spanish, most Americans behave as if we must assist you all the time, like servants. Many have horrible attitudes like if you deserved to receive a special treatment. That is terrible!!! Before you come to Mexico, you must make sure you also have something to offer back, do not expect a special treatment. And PLEASE, just visit, DO NOT STAY!

@@eze289 Thanks for your comment. I’m not sure that’s the best advice. Surely you would know before 5 years if PV is the right place for you to live. Whatever about a car, which I think you could live without, if you can afford to purchase a home, buying now would be a lot lot cheaper than in 5 years.

Your warning about side walks is very relevant to me. I will be bike riding most of the time to keep my legs strong and the independence. I prefer side walks due to the dafter concern. But, that might not be possible in Puerto.

@@waltermorris5786 I think you will be fine riding your bike on sidewalks in most of the neighborhoods away from the downtown area. The newer neighborhoods do have better sidewalks and there are some great riding paths along the river

I plan on day trading there. Your comment on having two internet providers is out of this world. Never heard that before. A good trader can easily make hundreds per day and if well financed thousands per day. Paying for two is a little extra overhead.

Sorry for delayed response. No, a car is not required in PV as there are many available forms of transportation to take you anywhere in the city or to nearby towns. Uber is by far the best way to go and so inexpensive compared to the States or Canada.

Sorry to hear that. I find it to be a lot cheaper here than the States but then I lived in California. So maybe it is cheaper in some States in the US. I find that most things can be one quarter to one half the price here in PV than in the States. I guess it depends on your lifestyle.

We are in AZ - that mentality can surface here too. But that just can’t work here - u get fired or we find someone else more willing to do the work. It can be easy to have a business if u do a good job and just show up! So then do u do the work yourself? We find we do a lot of that here as well. Finding dependable help can be hard. Florida was worse. And they would scam you more/ take you money and not do the work. Makes life and trusting people difficult.

Do not do it. We have lived here for 6.5 years and the costs,have exploded. They have also way over built into a continental residential real estate depression.

@@garyarford5169 I don’t understand why you would think prices would stay the same for the past 6 1/2 years! Prices have exploded everywhere. Try living in the US these days and tell me prices are the same as here. They are not. You can live a lot cheaper here than the States or Canada. Yes, property prices have risen during and for three years after Covid. Same happened in the States. Now it’s leveling off and it is a normal market with prices coming down a bit. There is no real estate depression here. On the contrary more and more people are moving here and purchasing homes and condos. Sounds like you may have become disillusioned with PV and it’s time for you to move on. My advise is to not go back to the US or Canada if you are concerned about rising prices. Thailand might be a good option.

@@LIVINGINPUERTOVALLARTAMEXICO I used to run the Trust Real Estate Division for US Bancorp for the United States. $14 billion under mgmt. I have CCIM designation from the National Board of Realtors. I know real estate. The PV real estate market is headed for a huge crash as is the rest of North America without large structural changes. PV is overbuilt and over priced with not enough infrastructure and resources to support them. The investment curve never lies and PV is on the wrong side of the bell curve for at least the next 5 years. Just a word of warning as it comes from technical analysis.
