Buy Right Manage Right sand Finance Right is used for any deal type, and I would say any asset type, and even if you're buying business. You have to have buy right criteria, get proper financing, and ultimately treat the asset like a business and manage it. You have to learn each pillar to become a profitable real estate investor. AS you can see currently, most multifamily investors did not finance right by using short term bridge debt, and poor manage right systems

Tom Cruz real secret sauce to "success" Step 1, Syndicate real estate, and use a bunch of investors' money to buy real estate Step 2, Market yourself online as if you are the sole owner of all that real estate and raking in all that cash through section 8, when in reality, you're not making nowhere near what you claim after paying out property managers, and all of the investors involved in your syndication. Step 3 Sell section 8 courses to naive 17-25-year-olds who has never owned real estate and actually believes his nonsense. Anyone who owns real estate and has section 8 tenants can see Tom for what he is. Another sleezy salesman who made majority of his money through course selling, not owning real estate.

do you know Tom? I don't, I only interviewed him. He may not own all his assets, but he has built a pretty impressive business. I'm not a fan of his marketing, but I wouldn't call him sleazy. he's trying to generate interest in his offers and garner attention.

We are t guessing. It's prorated per unit based on number of beds. The amazing part is that when residents see they have to pay, water usage drops. If you're building has a a meter, then you get billed based on the meter. There are a lot of old buildings that are not separately metered.

Interesting that’s such an accomplished back surgeon wouldn’t know what anxiety disorder or a panic attack is yet he’s treating people with chronic pain who obviously many have anxiety which is common with chronic pain. What’s going on with the medical system than I thought are teaching doctors about the whole person all the things that go on with pain. Two of my doctors committed suicide, one was gym, one was TMJ specialist dentist only treating people with severe TMJ pain. Interesting that 13 years of psychotherapy made him worse when Sarno recommends psychotherapy or recommended psychotherapy for his More complex pain patients.

Great question! Cash flow gets you out of your job, equity keeps you out. I think you need a blend of both, and when people say you make money on the buy, I tend to disagree.. You do lock in good pricing, and hopefully cash flow, but you make a ton on the exit either through a refi or sale. Your goal early on is to build up equity too turn into cash flow. Rinse and repeat

We use Crexi to identify owners, and call them up. You can also find wholesalers in your market, give them your buy right criteria and let them bring deals to you

The problem is it’s hard to refinance the existing high rate loan because of the hefty prepayment penalties, you can only do supplemental loans to pull equity out, and then you’re on the clock for 5-7 years-who knows where interest rate is gonna be at when the loan is due

If you have bridge debt, you can probably refi in the next year to a lower rate. You're always on the clock. The key is to not over leverage yourself, and to allow for some flexibility, possibly doing prepayment instead of yield maintenance. Every deal has it's own finance right type of debt.
