Another great example of using our unique process to get the best for our clients. She had purchased the house years ago when I had it listed, lived in it for 10 years and had now left the area. I toured the property with her tenant and then made recommendations. Once her tenant had moved we got the team to work. Small repairs and touch ups, replacing the dated appliances and lighting. Then there was staging and landscape clean up. then staging. Once all that was complete we had professional photographs taken and began marketing. We made the listing live late on a Thursday and allowed showings Friday, Saturday, Sunday and told everyone that we would look at offers on Monday if we got any. We also had two open houses scheduled. One for Saturday and one for Sunday. We had a ton of private scheduled showings and robust traffic at both opens. To guarantee the open house traffic we used print ads in the RTD, targeted Facebook Ads and instagram as well as placement in CVRMLS open house directory that syndicates to most real estate websites. Doing this gave use very strong numbers, like 50 on Saturday and over 80 on Sunday. We received three offers. Two ordinary offers and one excellent offer for significantly more than ask and for all cash, no inspections and no appraisal. By creating the environment for competition in a market with very low inventory we maximized the sale for our client and ended up with a very greatful buyer as well. A win for all!
