Thank you. I am looking into this for a double-wide manufactured home, near Tampa FL. Right now it seems like the heat is coming straight down the middle of the house and you can physically feel temperature differences walking though the house. The a/c is 2 years old and definitely not working as efficiently as it should as my summer electric bills are $240 on average.

How does TPO roofing systems handle roofs with ponding water?

TPO manufacturers always recommend limiting ponding water. Ensuring proper drainage, checking water flow, and creating a slope on the roof, if possible, using insulation is ideal. However, TPO can handle ponding water just as well as any other flat roof system, as long as the seams are welded correctly and there are no penetrations in the membrane. The key rule is that ponding water should evaporate or drain within 48 hours. It's hard to answer this because it depends. Prices keep changing, and it depends on the scope of work. Duro-Last membrane tends to be priced about 25% higher than TPO, but TPO accessories are often more expensive than Duro-Last. Duro-Last shipping can cost more if the job site is not near a plant, compared to TPO from a local supplier. Duro-Last insulation can also cost more than from a local supplier. But last jobs insulation was actually cheaper from Duro-Last. I've had conversations with the insulation department, and it just depends on the location of the job and current pricing for insulation. Additionally, it depends on your relationship with the supplier-you can sometimes get better pricing with local suppliers. I've had jobs where Duro-Last costs the same and others where Duro-Last is more expensive. It ultimately comes down to material, warranty, and the location of the job.

Better that any option mentioned is EPDM with PU overcoat. Which will last longer and roofer will have less job. Lot of BS in residential construction to rob homeowners.

On April 25th and 26th of 2024 I had a new roof installed. I'm 76 and my wife is 67. In our life time we have had 2 homes re-roofed, and 4 new homes built. In our neighbor hood in the past 12 years we have seen 4 homes re-roofed and 9 new construction roofs installed. Never in my life have I seen or heard of this. The roof was installed by a Owens Corning Platinum Preferred Contractor. As they were also a new home builder we had them replace the aluminum fascia also. The shingles were Owens Corning Duration Quarry Gray. After 3 days and no rain we had brown streaks all over the eve drip and fascia . After a good rain the fascia and bottom 3ft of the house was covered in ""tobacco juice"". The rainy season started and every time it rains it happens again. It has slowed up but has become much harder to remove. A full 3 months later we have cleaned it 8 times ourselves and because of our age have had it cleaned 8 times at $30 a pop. The installer opened a case with Owens Corning and they replied, Your Owens Corning Product Warranty Registration Number is: OC-2024-WR-1876212. The formation of a “tobacco-juice” residue, so named for its color, is the normal result of the weathering of asphalt roofing or release of asphalt fractions from roofing materials such as shingles as well as base and cap sheets. Exposure conditions such as intense sunlight, air pollutants, accumulations of moisture/dew, and a prolonged lack of rain can cause the formation of this residue. The residue will not affect the performance of the roof and should not be considered a performance problem The residue is most likely to appear initially following the installation of the roof covering and once it washes away in the first rainy season, it is not likely to reoccur. I asked the installer to install the new fascia 1st so they wouldn't have to pry on the eve drip to install. Their project manger insisted to do it after the roof so it would not be damaged. It wasn't damaged but the eve drip on ever corner is a mess where it was pried out. So the 76 year old homeowner with severe arthritis and heart issues and his 67 year old wife are own their own to continuously keep the mess cleaned up to prevent permanent stain damage. So the answer from ""Best Regards, Carrie Customer Solutions Agent"" and the installer, is kick rocks. I’m curious why y’all used insulation plates for attachment of the TPO membrane in your MARS assembly. They’re is no barbs on this plate so the TPO will be pulling on the fasteners only with out the aid of the plate and you have reduced the amount of wind uplift pressure the roof can handle now. Typically all manufacturers make a seam plate for a MARS assembly.

How does a Dura last roof system compare to a Sarnafil roof system. And you didn’t mention that a PVC roofing system is chemical resistant whereas a TPO isn’t. Food plants or restaurants or any manufacturing plant that exposes the roof system to chemical spills you may require a PVC roof.

PIB is the best flat roofing system in the world proven fact and the oldest take you to jobs we done 45yr ago pvc is better system esp the lead grey than tpo my opinion, word of warning wear mask when hot air welding or you could be on meds and oxygen like me, just thought ad mention about the health issues, plastic fumes and solvents destroy your lungs, and hospital bills are very expensive over there

This absolutely does not sound like somebody who repairs for a living. Ponding Water by itself rarely ever creates a leak, especially when some of your systems were made to be pond liners. The 48-hour rule primarily applies to excessive weight on the roof, and was not adapted to prevent root deterioration. The vast majority of penetrations as you call them which is another word I take issue with because most manufacturers Use the term penetration to refer to components that have to be separately flashed. The vast majority of mechanical damages such as punctures usually occur around HVAC access panels, electrical access panels, and access points. Degraded materials: there has never been a TPO roof in existence that has lasted 30 years. The record currently is 28, and that was a system that was heavily maintained for the first 10 years of its life by the manufacturer, add truth be told no one has verified that that roof is even still in place recently, when there has been some horrible wind in hell in the area it was installed in Las Vegas. The average lifespan of TPO is well under 20, and that's considering modern TPO which had a major reform in the early 2000s. TPO manufactured prior to that actually had an average lifespan of less than 10 years. The Leaks caused by installation defects are almost always present in the welding, along T patches and penetrations. To anyone watching this, you should know that this person is definitely spewing you information based on What is easiest to sell. This doesn't actually match what roof repairman usually see. I very heavily suspect this video is primarily intended To be from a marketing standpoint, and not from an informative standpoint. While there is some truth to the video there is far more that is clearly assumed or second hand knowledge
