We also have a big property development nearing completion on the banks of the Liesbeek River, with a modern supermarket opening up in December :)

I'm sorry to say, but you have it wrong. The property sold within a month of listing for ZAR 2,700,000. Prices in this part of the city is high because of the central location. The dump across the road is a work in progress. Lots of upgrading taking place during the past year in this neighborhood.

Some people like a project like this, and the owners have just received an offer of ZAR 2.3m for the property which they have accepted. It is a buyer's market, and when you believe that the downturn in prices will lead to a rise in prices in the next year or two, then it is now the time to buy. When you have renovation or building experience, then this could be an opportunity to make a profit over the short to medium turn.

The property eventually sold at a discount of 21%. Don't be put off by the price when you see potential..

Hello Yvette, thank you for your comments. The asking price here was ZAR 2.85K and it sold for ZAR 2.7K. Prices are down from 2018 levels, and hopefully busy recovering. And yes, most of the houses in this neighborhood date back more than 100 years, with wood floors, high ceilings and Victorian fireplaces. Hi Gail, I just got an offer today for ZAR 2.05m. The sellers turned down an earlier offer of ZAR 2.25m. I've been unable to do better than this earlier offer and will try to convince the owner that the time is right to accept that price. It is the position here that adds to the value of this property.
