One thing i will add to the laundry section. Look for top load models that either dont have auto load sensing or they have a feature to bypass it. This fearure turns the clothes to guess the weight of the load. The sad thing is that most people dont put detergent based on the amount of clothes they put in, so this tends to cause a lot of repair calls because they over soap and then you get an unbalanced load(so it doesnt spin dry) or the clothes come out with soap residue. The other issue is that these machines, in general, miss the mark on the water they use. So i have seen people stop the machine and add water to them all the time. Trust me, you sill save a lot of headaches by not getting load sensing. I used to be a laundry tech by the way.

My family has been in the rental game for 75 years. We have always bought high quality used commercial appliances like speed queen, whirlpool or maytag. Only buy stuff with basic controls and available parts. I pay for better stuff for my units by buying every used appliance I can find, fixing it and selling them quick on local marketplace/craigslist to make a few bucks to invest in something else. We only put a stove, vent hood, and fridge and dishwasher in a basic unit. For a laundry set we add $35/month to the rent. No disposers, no microwaves (tenant can supply) Disposers = plumbing calls. No water filtration or stuff like that. we put a basic fridge and if they don’t want it I will rebate them $200 off the first months rent and they can put their own. Always top load laundry sets. We don’t put carpet in any unit. Tile in all the high traffic areas (I like the type that looks like hardwood plank) Tile in the bathrooms. Its an investment but I avoid cleaning it every time we turn over the unit. All lighting we may have is led and all fixtures are decent quality because cheap ones break. we generally offer our tenants reasonable free paint any time they want to touch up the walls. Not trim. (1 gallon per year) We also provide free air filters (1 per month) and build that cost into the rent. This way they are encouraged to change them. In our lease the is a clause for an annual property inspection for maintenance needs 90 days before the renewal. We also keep the grass and its built into the rent rather than trust tenants to take care of it. That’s most of the considerations we make.

In the past when renting a property out, I would have appliances in there and include verbiage in the rental agreement that the appliances are there as a convenience and the tenant can fix or replace them at their discretion. The landlord was not responsible for those, i.e. stove, washer, dryer and dishwasher. If they replaced them, they could take them when they left or leave them behind. I never considered providing a microwave. I never had to replace any of those items in the 17 years that I rented properties.

@@jimcarbone2748 I provided that verbage once before and I had a tenant take all of my appliances with her. She claimed they were all broken and needed to replace him with her appliances. (Ya right). She was lying of course. I do let tenants fix or replace the appliances as well, but if they replace they have to prove to me that the first one was actually broken, As I let them take any purchased appliances with them when they move out.

Make sure the filter for the furnace or air handler are easy to replace and leave extra filters for the tenant!! I've seen way too many central heating and AC systems die because of blocked filters. An annual maintenance is also super helpful.

Just FYI Hotpoint is GE, Hotpoint is just GE's off brand. Also Hotpoint, GE and Whirlpool are made by Midea. In fact Midea is the World's largest appliance manufacturer. Most appliances are made by Midea then just brands them under license as GE, Hotpoint, Whirlpool, KitchenAid, Frigidaire, Maytag, Kenmore, etc. the only companies that make their own appliances are high-end companies. Like Bosch, Miele, Viking, Wolf, etc. just saying they are all made in the same factories by the same people with the same parts. That's why you're running the mill appliances pretty much like identical to each other.

@@yonmoore heck yes! We just bought a used slide in range for $100 but it was broken. We took the Chance on it as it was an $1,100 range and was only 3 years old. We bought a part for 29 bucks and it worked! 💪

I’ve had good experiences with Whirlpool appliances(stove, SW, Microwave, Fridge and 1 piece non-front loader washer/dryer). My more upscale rentals I usually go with LG, which is also good. I’ve had bad experiences with Maytag.

@@DWilliam1 interesting that Maytag hasn't worked for you! We like our LG washer and dryer As well. 11 years old and my husband has only had to fix one one part. Pretty happy with them so far. But they are too high-end to put in my rentals.

Great video ford landlords and I’m glad that you have confirmed a lot of what I’ve heard here on you tube and the internet. I think with dish washers, I’ve heard Bosch are pretty solid. We shall see because I got a 10 year old one from fb market place for $100 that is still working nicely and will try to use that in my second rental.

Here is a bit. When measuring the size of the fridge space to see what you can put there, also measure the doorways and passageways. At least this way you will know if you have to pull a door off and replace it whenever moving in/out a new fridge. For what it’s worth.

I found your video in the recommended videos. This was great. You addressed a big question I have: Black or Stainless Steel. When I have checked with other real estate investors, almost all recommend stainless steel. I am planning on converting my primary SFH into a rental. My appliances are black. The dishwasher is newer (2+ years). I do need to replace the stove and fridge. Not sure if I should buy black or stainless. If I go with stainless, I would need to replace the dishwasher. Also would that look funny if the stove and fridge are newer than the dishwasher? I believe this is a B class neighborhood. Thank you!!

If you're replacing two, I'd go stainless especially if you are in a B area. Check the competition though and see what they are doing. If everyone has black, don't spend more on stainless.

You can leave your appliances in the home and not warranty them. Take videos of all of the features working upon move in and make it very specific in your lease that these appliances are fully functional and if anything is broken or damaged it is tenant obligation to repair or replace.

As a landlord, I would never rent out in a lower class neighborhood. I always rent out in a little above average neighborhood. It cost a lot more but less headaches. Renters who have good paying jobs usually treats your place with more respect - usually.

I hear ya. I don't convert anything though. Whatever the house comes with, I keep it. One thing to consider though.. in Memphis for example we get a lot of power outages. A gas stove is nice so you can still cook food.
