The primary opportunity in America is media production. It is the primary export at this point. Sports media in particular... & the messianic narrative around Buffet is...absurd... These were market timing moves that were heavily informed by legislation and other indicators - i mean, he is connected more than like, this "oracle" Shit, if i didn't get screwed by mount gox, I'd be an oracle... Chance is under-appreciated in this soup called "economy"... Really, I mean, it must be nice to be born of a generation when failing up was common...lol. The hardest part of growing money is having the money to play with in the damn first place. Personally, I like energy innovation, but I have concepts... Generally, they are selling a small portion of the channel to try and grow the overall income. Also, they still keep side sources of brand income and such. But yet, besides the contract stating their intentions going forward, that could be a risk.

$2,000 is earnest money on the contract. House contracts in the area I purchased this in have earnest money deposits. I really did not go into how exactly I financed this purchase, just the costs on the entire purchase and fix-up. Possible another video?

Other companies, yes. Domino effect, no. Other companies that are vulnerable to the bond market will go under. Interest rate increases are causing losses in bonds and other debt.

How would you use money buying at a cap rate that was less than inflation? How would you even compare the metrics?

I compare like this: Cap Rate gives expected internal rate of return (IRR) then I use the Inflation Rate plus Fed direction to get the expected Cost of Money. I compare the return on money to the cost of Money. Since the Fed indicated their base rate target was the inflation rate, the cost of money I am investing based on is the rate I expect in the future. So I compared 5% to 9% at the time and said no.

In Housing, there are always deals. They are just harder to find currently. They will get easier to find and more difficult to fund shortly. Commercialis different and has more variable rates. Stocks still need to adjust to the new reality.

I know this is off topic, but I was wanting your opinion about something. I want to make a corporation of some sort for me. Sometimes I might buy something and resell it, and I have 2 yards I'm cutting this summer. Im also thinking of buying my mom's snow cone stand and running that also. I don't know what one would be best for me but im thinking of a s-corp or c-corp or llc. Im thinking about a llc for now because it is what I know the most about. For my llc how I should go about making it. Should I make it myself and be my own resident agent or should I have a professional make it. How did you go about making your llc? Also, can I run two or more businesses on the same llc?

For businesses such as you are working on, most importantly, have a spreadsheet to track your income, expenses and profit. Formally setting up a company can sometimes be a barrier and when it is, then take the time to work through the process. Generally, when needed, I use an LLC. I needed one to reduce risk in Real Estate and to have formal tax ID. Keep up the good work.

Do you think Disney would be a good stock to buy. If you look at the Disney stock from 2017 to 2020 it stays around 96 to $120. From late 2020 to now it's up. Say 110 low to 200 high from late 2020 to now (it doubled). Do you think that is because everyone is getting unemployment money and money from the government and that's why it did good. Now the stock is starting to drop down to the baseline like it was from 2017 to 2020. So what's your idea on that. Why is Disney a maybe option for you.

Hi Tyler, I got Disney stock from the Marvel purchase from FOX. It is a fine stock for buying a company you know about.. Since I owned Disney, it has pretty much only moved with the market and there are other things I prefer I like owning better. Index funds, Rentals, HD are all investment that pay a return while you them.

It can be a vehicle to grow your money or shrink it. But mostly a business is just a combination of systems that either grow or lose money. Also they either create freedom or take it away for you. Some businesses are collections of investments mostly or can be sold without the owner, which is better. Otherwise, I view them as sources of money and places to invest to build my wealth.
