@Scott-Kuru bollocks. You skim a small amount off each buyer You get the property cheaper from the builder so you add that reduction back on and charge the buyer. You also charge fees for reports etc. i've spoken to a few in your team and your competitors. They've explained to me how your business model works. Some developers and builders won't accept working with you anymore.

Adding so called Charges etc on top of a Properties value bank valuers will see thru that and not agree to give a mortgage on that property. As explained completely unworkable for thousands of clients served.

I doubt whether people would spend 22k a year on maintenance. Older houses offer a better structural home most are in hardwood and in some cases red cedar as appose to cheap pine, unless you get a steel frame home. Interest on a higher priced property needs to be taken in account with your investment. A lot of older properties have better infrastructure, most are close to hospitals, schools, train lines and shopping centers which makes them easier to sell.

Hi Pete, the studies and evidence are clear, yes you may not need to spend 22k year in year out for 15 years, but there can be years where it will be very high and then years when it is low, having spoken with hundreds of investors and served thousands, older homes are basically renovation projects waiting to happen.

I think you should recommend people to invest in qld, the number of people moving here from Victoria is astronomical. Are they fleeing the bad weather? Maybe the unusual and more frequent earthquakes? When asked, they say job opportunity, school, cost of living ... Never the real reason Who knows...

Detroit was a prime example of a broke city. $1 houses but city tax of 25k per annum. Gangs and crime..with out a police force no rubbish collection...falling apart infrastructure etc. It was bad.

The Victorian Government is offering incentives to build apartments rather than houses because apartment dwellers are more likely to vote Labor or Greens. They are effectively trying to change the make up of voters in certain areas to protect their political position.

Clearly, this year is worse than the last. This year, I lost a lot of money as a result of terrible investing decisions that I would not have made if I hadn't been so concerned about my portfolio. I continued investing, but I wasn't sure if I should start saving for a house. In the end, I sold my positions, and the house needed more care than I had planned. I don't know how much longer I can keep on like this

Investors have left due to high taxation (taxes will increase as state is broke). Regional Victoria no budget and Healthcare sector too expensive. Townhouse and high rise apartments in suburbs. If you're adding multiple negative geared investment properties but your base salary is staying the same in order to reduce your tax to zero, you're going to end up broke unless you're getting whopping great depreciation values which means nearly all the properties would have to be new build or near new. Plus if you stop working or lose your job for some reason you're totally screwed.

I’m planning to buy a 3BR townhouse in Marsden Park. As a first home buyer, I want to ensure that it will give a good entry price point, solid capital appreciation and good rental yield if I rent out other two rooms? Does Marsden Park have what it takes? Or is it simply oversupplied and disconnected from the rest of western Sydney? Last time i went there, it feels all brand new, like a Truman Show, which is OK for me. It feels safe, but very isolated. Is it good to buy there as a first home buyer?
