Thank you for explaining this, but after purchasing homes around the world in the past, I am not comfortable signing with an agent just to see a home. This appears to be a simple industry con to get around the recent legal case. Why would I pay someone 7 to 10k to show me a home and swap documents. I can call a good home inspector, and are more than capable of some basic legal research on the home, especially after living in an area for 10 years (most likely longer than the agent). So, why do I need someone for 10k?

Bought my home in OK in 2005 for $120k on a 30 year at 6.375%. Refinanced in 2012 to a 15 year at 3%. Made small additional principle payments each month. Paying off in full next month. I am 60.

I don't think the election is going to affect real estate one way or the other. Real estate has its own agenda, and it's the color purple. Both Democrats and Republicans and everyone in-between are buying houses and need a place to live in order to survive. It would be interesting to see what percentages of home sales are affiliated with which political party nationwide. IS THERE A CHART FOR THAT? 😂😉

What i don't understand is the median house price sold is about 430k but the median price per sq foot is 260 or so. So the median size is roughly 1700-1800 sq ft depending on which website you visit. But if you have a slightly larger home, 2500-3000 sq ft many houses have a supposed value of 550k - 650k depending on size and area of the vegas valley. But if thats so, then the price per sq ft would be 220 or so.

My buyers were nasty. Asked for all closing costs paid with my back up against a wall, after all inspections came back good at the very last day of due diligence which had already been extended or they threatened to walk. Also i am very charitable, had they asked me for the money because of financial struggles in the offer, i would have agreed. Now they ask me to be merciful and extend their closing date multiple times because they can't secure funding. I hired a lawyer at this point but i should have hired her long before.

we have had massive pulled forward appreciation. there will be some problems when the unemployment rate goes up. Lots of people have overpaid in the last 3 -4 years.

1. Houses are 2x4s and plywood nailed together on poured concrete.. 2.there are more houses than people in the USA... 3. 5 to 10 people can live in one house ... 4. a house outlives people. 5. Condos in Florida are empty...they should sell for $10,000...😊

Lol… real estate is hyper local so don’t expect home prices to fall everywhere at once. Personally, what I expect when home prices have to come down really is about the conditions of the economy and mass layoffs and business closings. You don’t want large numbers of the population not working and expect them to be paying off the mortgage. In fact, the not payoff the mortgage or rent could be a sign of protesting because you can not have everyone feeling pain and suffering a thinking something doesn’t have give with spending. The government can not foreclose and evict everyone because fighting homelessness matters in this U.S. an to make matters worse that’s not the American way not with Family being the number one marketing seller of homes and the American Dream. The government doesn’t want the downgrade on property taxes not getting paid either these days. I do think price reductions are coming because demographics, social trends and technology trends like artificial intelligence and automation will eliminate more jobs leaving fewer highly qualified serious home buyers looking to do 30 year mortgages. I believe this really matters after year 2027 and beyond. We have 38% of 144 million homes owned by the Boomers who control 54 million properties a many with no retirement investment egg per se. They will be doing allot of thinking with selling off all that property at some point beyond 2027. So something has to give. Since the housing market is hyper local the chances are higher from decades of home ownership amongst the Booners they own entire subdivisions and neighborhoods. Those are in my opinion ground zero sell off locations if the Boomers don’t make the choice to age in place. Aging in place will get very expensive in the coming years an that’s reported in many studies an the aging Boomer will have serious troubles selling decades old inventory of homes to fewer willing younger generations of buyers who will be highly motivated to make low ball offers. They want affordable housing after all because their career longevity in the workforce is questionable and speculative. Corporate America will continue to seek to downsize an cause depopulation of the workforce an more people will not seek 30 year mortgages because of this problem of not having a strong future outlook career wise to buy and own a long term asset with job market depopulation trends.

I live in Texas. You can trip over a new house every 100 steps. Also, home prices are down 17.7% from their peak in my zip per REALTOR data. The existing home sellers are competing with the new builds within the same subdivisions. Overpriced existing home sellers are finally getting the memo in my my zipcode, I guess. Real estate is local, and everywhere isn't Vegas and California. Lastly, why keep talking about crashbros constantly 🙄. Just say your piece, and if your content is good, then great. It's starting to sound like jealousy, IMO.

most markets are up to record highs. some of them like TX and FL are dropping for sure. there is no way this bubble doesn't reset at some point in most markets around the country.

@@jimkelley8658 many houses are up well over 100% since 2020. this is not real appreciation, but fueled appreciation from trillions of stimulus policies by politicians on both sides of the isle. So when there is inflation based rises rather than normal value appreciation over time, there is usually a point there the bubble pops. time will tell, but many assets will fall drastically in the next recession, including housing.

Carrying costs are the biggest issue. Yes, prices are high but rates are actually not too bad. Its insurance, taxes, HOAs, utilities, up keep, and subscriptions (TV, broadband, Spotify, Prime, etc) And the biggest issue for low income buyers is being pushed out of the market by illegal immigrants. Where did everyone think these 15,000,000 illegals were going to live??? Thus, people are not buying and instead accumulating cash. Yes, cash will be king, but smart ones will not spend it on housing. Rent is a great deal right now.

I was looking at a mountain resort condo for sale that seemed to have low HOA fees. Are there any standards for what HOAs charge? I mean, I can imagine buying this property with its low monthly fees, and then in a couple years they charge the owners with a big supplemental bill because the monthly fees can't cover redoing the pool or the clubhouse or whatever. Do you think that could be a thing?

Yes. That could be a thing. Research your market and talk to people in the HOA, if possible. Without knowing the state you are in or the development you are looking at you will only get inaccurate information. It’s a good question that will get garbage responses without the proper parameters being supplied for consideration of applicable law or a location to get historical information for assumptions.
