Whats the lvr requirement for trust and do they still consider only 80% to 70% of gross rent? Ie. If 70% of gross rent causes a negative cashflow but 95% does not, do you then need a garuntee requirement

Not sure if that makes sense. If the immigrants are brought in to build houses, and the houses aren’t getting built, how do these immigrants who are brought to ‘build houses’ pay for a place to live? There are many reasons why prices for houses go up. For example, I have a theory that it could be buyers agents.

Yep, it's too hard to get approvals and too costly develop, not enough margin to make projects feasible. NIMBY and rising costs killed development supply and outer suburban sprawl is not the answer due to increased travel times, inadequate roads and lacking infrastructure. So house prices and rents will continue to rise while government remains too incompetent to tackle the problem. It would take a major planning overhaul that would free up infield development ( sack all local council planners and allow privatised planning approvals) , major tax breaks and incentives for development, free up imports of building supplies and disbanding monopolies on building materials and price gouging, improved incentives and training for contractors and encourage new and more apprenticeships to produce quality work, government grants and lending to encourage large developments and site consolidation. All of which would never happen because our governments are just a bunch of useless muppets and are incentivised to talk incessantly without any action or change.
