There are some homes that are not in HOAs. They’re typically a little more rural if you’re looking for land and inland. Cabins aren’t much of a thing since it’s not a mountain area. Let me know if I can assist!

Some on the homes are on the waterway. The lots are built up and they are in flood zone X which doesn't require you to carry flood insurance. It's the most low risk flood zone to be in Myrtle Beach! Thanks for watching!

Hello KZbinrs this is a Condo even though it is being marketed as a Townhouse. And HOA drumroll please is $255 per month and going higher. No frigging way plus the Home Owners Insurance is more likely high due to Hurricanes on the Atlantic Coast. No way I'd buy anything like this.

I’m blown away how much the home prices have gone up in the last 3 years. I bought in Barefoot in 2010(retiring in 6 months) and paid much less. That said, the area is great and there is a ton of things to do.

Yes, prices have gone up quite a bit in the past 3 years! Those covid years made a lot of folks retire quicker and/or work from home in the South. Barefoot is such a great spot, glad you love it!

Hi Olivia. You mentioned for the Garden Homes the HOA is $425/month and that includes lawn maintenance, pesticide, water and sewer, clubhouse access and building insurance. Is building insurance the same as Homeowners Insurance? Thank you.

Hoffman Park will not have any sort of amenities. If you're looking for a pool/clubhouse and like this styles, I'd definitely recommend Coopers Bluff or Forestbrook Estates. If you're looking for new builds, Forestbrook Estates is close to completion and I know Coopers Bluff has a good handful remaining! Thanks for watching!

My gf and I are moving there in December. She used to spend summers there with her aunt when she was growing up and always wanted to live there as an adult but was never free to do so until now, her youngest son will graduate high school a semester early in December and we are moving after that. Were also looking at commercial property also because I build custom bobber motorcycles for a living and I will need a shop.

This home is listed at $410,000! Folks around here have a wide variety of job fields, many now work remotely and have transitioned from up north to our area. A good handful have also retired and moved south!

Crescent Cove is far enough from the coast that your risk of hurricane dammage is not too bad, though flooding is still a risk & you’d probably be required to evacuate in case of a projected hit.

This community doesn't have any sort of private beach area, I'd either suggest going to a public beach access in Myrtle Beach or in Surfside Beach. Pricing depends the floor plan, lot and finishes. There are spec homes currently priced beginning at $389k and go up to $599k.
