What I thought of regarding lawn maintenance would be the lawn service using chemicals on the grass that are not good for pets - no matter what they tell you, that stuff is poison.

Never been to Delaware, at this age, 36 and single with no kids, it will be a good idea to go live in a different place, currently in Maryland. Somewhere hopefully calmer and quiet, and if is near the beach better.

Builders are not building the homes we need. They have a cartel on the supply of homes, thus controlling the price. I can't wait till the day they get sanctioned back to the stone age.

The 25k is a piece of the housing matter that Harris released in Housing in her Econ proposal. Getting more housing build is another piece of that housing proposal & getting players like Real Page out of the housing ecosystem. Now having enough cooperating branches of the rest of government is a different story. So your full comment is being addressed in a future Harris administration. To follow the comment below, yes. Even multi-family housing I see in Kent Co are still in the high 200's. That is ridiculous for anyone trying to get on property ladder.

Well, Builders don't want to build homes under 300k. they only want to build 400k homes. increasing the supply of 400k+ homes is also not going to solve the problem.

The $25,000 will turn 300k homes into 400k and the same with 400k to 500k. I don’t think builders could build homes in the 300k range, it would need to be a smaller home but with the cost of materials and labor, it probably doesn’t make sense. the people who own homes in the 300k range typically sell and purchase 400k+ homes. Are you strictly looking for new construction or are you looking at resale homes as well?

Ultimately buyers are cash poor and with now needing more money to bring to the table for their agents commission, we will most likely see either the seller still paying it, a seller credit, or a lower price on the home. Especially in Delaware where we estimate closing costs before the agents commission is roughly 4% of the sale price and that doesn’t include the down payment

Hi! Were you thinking about a condo? Unless you were thinking about Georgetown or bridgeville, there are no single family homes available near the beaches for under 425-450,000

Well said Jen We need more transportation in the 55 plus communities and I really wish we had more land between the homes. We are really close to each other in the backyard and I wish we could have a fence. There is also a lot of people with time on their hands and want to get I your business, a bit too much. Thank God we do have the best neighbors around us, and that’s a blessing.

A bunch in here about loans and other financing arrangements that aren't really about solar panels. Same as furnace/hot water/whatever...usurious financing arrangements are going to have to either get paid off as part of the sale or will be a drag on the sale price if they're being passed to the next owner. But if solar is just part of the house with no financing bullshit attached, any realtor not able to sell "no energy costs" as something worth paying for isn't doing their job. Net present value of future energy is pretty easy math. Obviously don't buy anything from someone coming to your door unsolicited. Door to door salesmen are never representing the reputable companies that can get business through other means.

Added solar to two homes, it was a mistake both times. Second time we assumed we would be in our home for 20+ years and it would have been great, but my parents needed to move in with us so we had to move again.
