I'm confused, if the timber structure is wrapped in a fire rated material e.g Fire line plaster board then the timber structure meets the 30 or 60 minute criteria. The weak spot will be the roof light 🤷

I'm in the majority when I say that these Diversity and Equity policies will be walked back in the future. Meritocracy will take hold again and importance will be put on providing the best service no matter what colour you are. Diversity and Equity is just racism in another name.

Thank you for your comment. If the maisonette in question is situated within a building above 18m in height, it will be classed a higher-risk building under the Building Safety Act (2022) in England and Wales. Any maisonettes within buildings below 18m in height will not be classed as higher-risk buildings. Many thanks, Chartered Association of Building Engineers

Hi could you clarify something please. BS9999 16.6.1 says you should discount a storey exit when calculating available exit width (if there is more than one storey exit). However, 17.3.2 says if your escape stairs have protected lobbies you don't need to discount a stair. If escape exits are at the bottom of the stairwells, and the stairwells have protected lobbies, can we avoid discounting one of the exit widths please?

This was very well put together by Steve and very useful, thanks. I still feel the fire growth rate section is the weak link on this guidance as this is where the designer starts with an "opinion" which can be influenced by costs or pressures from the client trying to achieve a favoured solution. This first assumption then plays out through the design guidance and so is very important to get right, but is not in my opinion adequately covered within the guidance.

JCT MW 2016 CL 4.3 & 4.8 states the final date for payment for interim payments & final payment is 14 days from the due date, not 28 days
