I double checked the result on a TI BA II Plus using the uneven cashflow keys. CF0 = -150, CF1 = 50, CF2 = 100, and CF3 = 150, and I got the 36.19%. How did you enter the cashflows?

I’m a returning (much older/first semester) evening graduate student (MS Real Estate) in NYC currently enrolled in Corporate Finance course assigned Ross 13 Ed.- a needed pre-requisite requirement. Your video lectures sessions are of immense help!! Many Many Thanks!! FYI, I remember as kid watching the Jaques Cousteau TV series - glued to our RCA wooden TV! I think there were 13 TV broadcast channels back in the day.

You are absolutely correct. There should not be a C in the brackets. Sorry for the error, these slides are from McGraw Hill and I didn't check that particular formula.

Professor - you are, of course, correct that Excel's NPV function assumes cash flow at the end of the period. Please check out the function XNPV, which allows you to input a rate, multiple cash flows as a range, and multiple corresponding dates as another range! In my experience this formula has replaced NPV and is far more flexible.

Thanks for the tip, it's very helpful. I took a look at it and you're right, it's much better and more accurate as well. I guess my primary complaint about the NPV function is that common usage of the term is not what the function actually does. Effectively the NPV function is doing a PV, but the Excel PV function is even more flexible than the NPV function.

Sorry, I can't. Their material is copyrighted. However, if you are associated with a university that has a Bloomberg terminal, you should be able to gain access through the university. The other advantage to actually taking it is that if you happen to get a high score, Bloomberg saves that and some businesses will recruit on that basis. I'm glad that you enjoyed it. I'm a kayaker as well. I see from your channel that you're in Ontario as well. Summer of 2019 I got up to the Georgian Bay and had fantastic visit to Ontario. The Huron coast is so nice. I wanted to go back last summer, but with the border closures, I couldn't. I'm hoping that this coming summer I can go back.

@@elliowb2 Yes i am , there is a story behind that of course . I was a sailor first and foremost but , she wanted to do something besides sit around , and the trip to the store was made . Lessons later and full kayak gear we haven't looked back . As retirement looms over the horizon ,,, so that old dream of sailing just came back to our reset dreams . Hope to see you all on the lake and i seriously hope this covid thingy stops. So the search for a larger vessel can resume Fair winds . K and D

I am about to do the same thing to a Pacific Seacraft. I’m wondering if you found it difficult getting to the backing plates from the inside of the boat? I’m looking at mine now and they seem to painted with some thick sort of resin.

It turns out that upon closer examination, I decided to replace the upper shrouds and the backstay chainplates (Pacific Seacraft has them in stock, they're pricey but it was convenient and they are now made of 316 and cut with a water jet rather than a punch). I have a PSC34, and the upper shrouds can be accessed in the small compartment just forward of the bookshelf. I only needed to peel off the headliner, and the bolts were easily accessible. There is a metal backing plate embedded in the fiberglass, but on mine there was a little bit of paint, but it was easy to know off the nuts by putting the socket over the nut and lightly taping it. The lower shrouds would be a bigger pain because they behind teak slats behind the bookshelf. Why are you replacing yours? Do they leak? Even though mine 'looked' OK, there was a potential of crevice corrosion (though not too likely in my freshwater only boat), still decided it was time. Good luck.

On a 34 foot boat like this Crealock, the head IS the shower too. There is no separate shower space. The floor has a teak grate and there is a sump pump that drains the gray water over the side.

You should have better success if you reduce canvas on both sails, putting a reef or two in the main will help a lot with actually slowing forward movement, especially when the wind is stronger. Happy sailing!
