Morning! It could be positive sentiments around: 1. Business recovery - DXC 2. Financial contributions from Tokyo DC yet to be accounted 3. News on the 40% rental reversions Are you intending to buy? On hindsight, Q124 was their business operations lowest point in revenue, net property income and distributable income. Since then, it rose steadily.

@@HeahMinAn I don't know much about DC reits, but it may be due to the huge capital gain if Keppel DC Reit divests its data centers, this is why there is a huge premium of Price to Book is 1.7x. But I bet on Keppel Pacific Oak around 13 cents and sold all at 22 cents. About AK, he got very wrong on Bank of China, SATS, Tesla , BABA and most of all Manulife and Prime US reits when US Office reits were sold down and then they rebounded strongly.

@@zhaoyun7188 , I believe all is good when we understand our actions. It’s nice to have Keppel DC at 1.7 PB yet I don’t use PB because it’s a subjective rating. I’m happy with Keppel DC at 80% GPM & 60% NPM. Now, it’s price.

Hi Min An, thanks for the sharing! I thought it was great to share the difference between financing cost and property yield (i.e the spread). However, would another consideration be that since they are 40% leveraged, the REIT would still be net positive. Also, that since the different properties are financed at different rates, i.e commercial | retail vs office, the weighted average cost of debt may not be representative of any specific assets underlying performance. It maybe more useful to access the historic distribution per unit (DPU )through the years. What do you think?

We could use the DPU as the indicator. A healthy growing DPU is an outcome of the business operations so this video documented more on the business operations perspective. That’s also a reason that AGMs are a good avenue to clarify my analysis with the management. Are you a shareholder of Lendlease REIT by chance?

Hmm I think there is the static perspective vs forward looking perspective. While the interest rate is higher than the property yield, the market is forward looking. Future expectations could be that interest rates will decline, and rental rates could also go up, so the comparison some time down the road could tilt to the other side. There is also the perspective of P/NAV below 1.0, so buyers of the REITs at current prices are paying below the valuation and hence receive higher yield.

not a great deal in the long term. on one hand, it lowers risk with locked in rates. on the other, we lose out on any chances for asset appreciation.

My thoughts: What will I do with the cash I receive? Reinvest back into CICT? Invest in FCT? Spend it for non-investment reasons 🙂 And before I consider cash, my situation is that I under-invested so I’m tilting towards the DRP. How about you? Can share your thoughts? 🙂

Outlook seems decent still, despite GDC current headwind, overall there are positive rental reversions and their prudent spending. Given the grace of more time, they will mostly pickup again gradually. About GDC, they are planning a roadmap to recovery and I agree with CEO that this strategy is better than kicking them out altogether with challenge of finding another tenant.

I recalled the annual report cited a single digit percentage exposure to China; small but significant effects. The business operating conditions are different now but somehow the market price has recovered from its shock.

1 of the crucial reason why FCT can maintain similar DPU for FY23 is becoz of more management fees being received in units instead of cash, it is 77% more than FY22. While CICT management fees in units are more or less the same with previous FY.

@@InvestingEducation , my understanding for Interactive Brokers is that it’s a custodian account. The company sees Interactive Broker as the shareholder, not individual investors. That’s 1 reason that I always use a SG broker to buy my REITs so that I receive the company communications; no 3rd parties. Regarding 20 May, nope.
