hmmmm... really don't like the beams over-hanging the living space. Too heavy appearing. And the front door is clear glass? What about privacy at night? Bad choices.

Yes. Prices are very high. San Diego is one of, if not ”the”, most expensive cities to live in with the entire country. However, it will continue to be that way as long as demand outpaces supply.

This remodel is very disappointing. There's only one area for entertaining, and it's not spacious enough. The square footage is barely sufficient for three bedrooms and adding a fourth compromises the house's practicality. The artificial turf is also very tacky.

Eventhough, at the current inventory was 2.1 but it's nice to know if it was increasing or decreasing since last week or last month

That is an excellent question/comment. Inventory was at 1.7 months supply in May. It has been ranging between 1.5-2 months of supply since the first quarter of 2022. So, it is up slightly since last month, but hasn't really changed much in the last 2 years. Here is a link that shows the data points in real time... this is the source I reference in my videos... You'll notice the numbers are slightly different than what I just mentioned, but that is because the source updates itself with the most accurate info it can from it's direct feed from the MLS when it comes in and the data is slightly delayed based on when a realtor inputs their sale info: sdmls.stats.showingtime.com/infoserv/s-v1/sjpH-SIu

CA housing crisis is all self inflicted. A combination of tough regulation which makes it extremely hard to build plus relatively low property tax which encourages people to literally hoard houses has caused this ridiculous high prices.

No inventory bc seniors are hell bent on dying in their homes and not going to assisted nursing facilities that cost over 10K per month.

Yes. Senior living facilities are definitely super expensive and a big reason why they don't want to sell their homes. The primary reason I've been seeing for lack of inventory is what they are calling the "locked in effect". People with lower mortgage rates (in the 3%s) don't want to trade that for today's higher rates in the 7%s.

How long do you think we have before we see a buyers market with 5-6 months supply of homes again?

That's an excellent question, Amer. Historically, when inventory is on a steady rise, it takes 18-24 months to increase supply by 3 months of inventory (which is what is needed now to get to that 5-6 months worth of inventory). However, during the great housing crash when short sales and foreclosures flooded the market, supply increased by 3 months of inventory within every 6 month increment. If we see another "black swan event" like the housing crash back in 2007-2008, then we could see inventory spike up before the end of 2024. However, my guess (AND LET ME KNOW IF YOU AGREE OR DISAGREE WITH ME) is that we will have a window of at least 18-24 months of watching inventory rise. I personally don't think that window is starting anytime soon as so many homeowners have locked in historically low mortgage rates and are sitting on so much equity that there just isn't much urgent distress... However, once that starts to change, then that 18-24 month clock will start.

Thanks for reaching out. Are you asking about Spring Valley values, market trends, or if it's a good place to live and/or invest into? Since this video was about market trends, I'm going to answer by saying that Spring Valley follows a very similar pattern as San Diego County does as a whole. Currently, there is actually less inventory in Spring Valley which means values will continue to climb as they have been. HOWEVER... several parts of Spring Valley were hurt by the flooding from a couple months back and sales prices might reflect a slight dip from those owners looking to move because of distress.

@@Stantonesque Spring Valley has been tracking San Diego County pretty closely. In other words, Spring Valley's trends are very similar to San Diego County as a whole. Home's in Spring Valley have been selling faster since the beginning of the year and should continue that trend for the next couple months before slowing down. Right now, it's only taking 7 days to sell a house in Spring Valley vs 13 days in San Diego County.
