This will help restore trust and credibility. The buyers' concerns reflect genuine fears. To rebuild trust, Ganga Realty and Desi Builders should communicate openly with all stakeholders by issuing letters, ensuring payment clarity, and addressing all delays. Public trust is paramount, and a swift, transparent response is needed to put these rumors to rest.

mam meine bhutani alphathum mein 2018 mein 200sq.ft. ka unlocable office book kiya tha.or all payment done hai. but resale mein problem ho rahi thi phir abhi kuch din pahle mail or call aaya tha ki aap 1 lack rupees or dedo hum aapka unlocable se locable mein tower E se Tower A locable space de dete hai. meine wo bhi kar diya. but abhi alphathum mein 14990 ka rate chal raha hai. or ab mein apni unit sale karna chata hu to mujhe 6500sq.ft. ke hisab se rate bol rahe hai. is par kuch suggetion do plz.

FYI to people planning to buy M3M & Smartworld builder property , they are doing scams on mass scale with payment plans like 24:74, 40:60, 10:90, 20:80 where no payment till OC or possession and offer 1-2 year maintenance free, per month rent etc. I want to tell you that in every project they are all lies. - They will start asking for more money (40% or 50%) on WhatsApp messages and whatsapp calls after your initial payment. They will not send you any demand letter for these ask. In many cases they will not even provide you unit number , payment plan and benefits on email or written. - Either you pay them illegally (40% - 50%) or they will bully you with cancellation messages. - If you planned to take loan , they will not give you any documents or demand letter in such case. - If somehow you pay 40-50% again in next 4-6 months they will start sending you such illegal messages for 80% or 90% payment else they will cancel your property. - Lot of people might not be able to pay them or will ask questions or might ask for refund, they will use your initial amount to construct property and will send you cancellation letter because you did not paid them illegally the amount they asked for and refund partial amount with deductions etc to you. - You booked 2 years back when the rate was 15,000 sqft and now the rate is 30,000 sqft. - Then they will offer the same unit to you for 26000 sqft without any benefits they offered earlier. They are robbers and repeat offenders please stay away from this builder if you really want a property. Even if they are offering a house for free stay away from such scamsters. 600 people from M3M and smartworld got cheated this way. The situation is same for other projects of m3m and smart world. Please BEWARE before you buy anything from these buildings in any place.

Mam, With all due respect, appreciate u took out ur precious time for Godrej Plots. Mumbai has never been a Plots driven market Secondly, Plots here in Maharashtra are not measured in Gaj. & Most important these plots are not in Mumbai, its beyond Panvel.
