Amazing technique which I will be using later today once the selling hands over the contract rights. My only question that I have about this whole process, is how does my buyers agent that is representing me still get compensated once I assign the contract rights to another buyer?

Hi StacyK! Thank you so much for the kind words and support! ❤️ We're thrilled to hear that you found the video so helpful and inspiring. Starting out in wholesaling can be exciting and overwhelming, but you're already taking the right steps by diving into content like this!

He said you can get out of contract "during 7 day inspection period". No you can't unless the fault is substantial . If a fault is cosmetic then you bound to purchase it. If you put a clause " that you have 7 days to inspect and you don't like anything in the house then the contract is null and void " With this additional clause then you are safe. but then the seller agent might not accept the purchase contract.

Thank you for the helpful video! You broke it down well for me to understand the process. The only question I have is when you put an offer in they usually like to see proof of funds. How would I do that if I don't have a buyer yet?
@RealEstateSkills8 сағат бұрын
Hi Nayilah! Great question! If you don’t have a buyer yet, you can still provide proof of funds (POF) by: Using a hard money lender like DoubleClose.com or BestTransactionFunding.com for a quick POF letter. Asking a trusted cash buyer to provide their POF once you’ve built a relationship. Leveraging transactional funding companies that offer POF services. Hope this helps!💙

I am confused about the last step, When they get the total price that includes wholesale fee, are they paying going to know I put the 10k wholesale fee and then be okay with it and then when they close the deal, they will pay me out or?
@RealEstateSkillsКүн бұрын
Hi there! Yes, the cash buyer will know about your wholesale fee since it’s listed in the Assignment of Contract, which they sign. As long as the deal works for their numbers, most buyers are fine with it. Once the deal closes, the title/escrow company pays your fee directly from the buyer’s funds-no need to collect it yourself. How do I get cash buyers to go look at the property if the sellers agent has an “agent only”. Lockbox?
@RealEstateSkillsКүн бұрын
Hi there! Great question! If the seller's agent is using an "agent-only" lockbox, you’ll need a licensed agent to access the property. Here’s how to handle it: Work with an Agent: Have your agent schedule the showing or find an investor-friendly agent to help. Group Showings: Coordinate a single time block for all interested buyers to view the property. Pre-Qualify Buyers: Ensure your cash buyers are serious to avoid unnecessary visits. Building relationships with investor-friendly agents makes this process smoother. For more, check out How To Talk To Cash Buyers. Hope this helps! Cheers!

How do you go about finding people who want to buy houses. If the sellers or agent is trying to sell the house, why do they need a middleman? Can’t they just have the agent do what they do to sell the house? What could I do that the agent can’t do? Isn’t the middleman acting as an agent but not actually an agent?
@RealEstateSkills8 сағат бұрын
Hi David! Wholesalers focus on solving problems agents typically can’t. Sellers often need fast, hassle-free cash sales for distressed properties, which aren’t ideal for retail buyers. Wholesalers find cash buyers (investors) through networking, online platforms, skip tracing, and bandit signs. Unlike agents, wholesalers don’t represent buyers or sellers. Instead, they secure purchase agreements and sell their contractual interest. This is legal and distinct from acting as an agent. Hope this helps!💙

I like the video but my opinion is that you have to many steps. Simplify by having a go to real estate agent and cash buyer who flips houses. For example I live in buffalo n.y. and I have a friend who's a realtor. Wouldn't my next step be to find someone who's looking to buy destressed homes to fix up and then go from there
@RealEstateSkills2 күн бұрын
Hi David! Starting with your realtor friend in Buffalo is smart-they can help find distressed properties through the MLS. To complete the puzzle, connect with local cash buyers through real estate networking events or platforms like Craigslist. Focus on learning their criteria (preferred areas, property types, price points) so you can match them with the deals your agent helps you find. For tips on finding cash buyers, check out: www.realestateskills.com/blog/how-to-find-cash-buyers. Good luck, and keep us updated! 😊

Hi There! Wholesaling an on-market property involves finding deals on the MLS, submitting offers with Proof of Funds, locking the property under contract, and assigning the deal to a cash buyer. The key is building relationships with investor-friendly agents and title companies to streamline the process. @RealEstateSkills7 күн бұрын
Hi there! No earnest money? No problem! Partner with a cash buyer to fund it, use transactional funding, or provide a proof of funds letter from a lender. You can also negotiate for a lower earnest money amount, sometimes as little as $100. Get creative and leverage partnerships to keep the deal moving! Hope this helps!💙

Why would they want to pay more I don’t get it
@RealEstateSkills7 күн бұрын
Hi Ryan! Cash buyers may pay more because they’re buying potential profits. Fix-and-flip investors see opportunities to resell for more after renovations, while buy-and-hold investors focus on rental income and long-term appreciation. In competitive markets, they’ll offer more to secure the right deal quickly. Hope this helps!💙

Can an end buyer use a Conventional loan or FHA loan if we assign them the contract?
@RealEstateSkills8 күн бұрын
Hi there! End buyers using Conventional or FHA loans usually can't purchase assigned contracts due to strict lending guidelines. These loans require the buyer to be the original party on the purchase agreement. Instead, cash buyers or those using private/hard money loans are ideal. A double close can work if they insist on FHA or Conventional financing. For more info, check this out: www.realestateskills.com/blog/assignment-of-contract Hope this helps! Cheers!

The real estate contract wants to verify that you have the funds. Are you using a hard money lender? Sorry if I missed it in the video.
@RealEstateSkills11 күн бұрын
Hi Ryan! Great question! Proof of Funds (POF) is essential for showing sellers you have the financial backing to close. If you’re using a hard money lender, they can often provide a POF letter. Other options include partnering with cash buyers or using transactional funding companies like BestTransactionFunding.com. Just make sure the POF is dated within 30 days of your offer. Hope this helps!💙

Hi, im fairly new to the wholesaling community. I'm from Ohio. I haven't done any deals yet. I'm having trouble understanding how I know what to offer and if I have to always do a walk through, and if so, how do I know what a house would be worth buying for. Do you have to get an attorney involved? Also, do you pay the title company? And what agreement does the end buyer sign? Which brings me to, how much do I charge on the deal? Im sorry, any feedback would be greatly appreciated!
@RealEstateSkills11 күн бұрын
Hi Heather! Welcome to wholesaling! Here’s a quick overview: Offer Formula: (ARV×0.70)−Repairs−YourFee. Walk-Through: Helpful but not always required. Photos can work too. Attorney/Title Company: Recommended in Ohio, but a title company usually handles the paperwork. Title Fees: Typically paid by the end buyer. End Buyer Agreement: They sign an Assignment of Contract. Wholesale Fee: Aim for $5,000 to $20,000 based on deal value. For more guidance, check out our Real Estate Skills blog. Good luck! 🚀

@RealEstateSkills11 күн бұрын
Hi Kevin! Yes, forming an LLC is beneficial for real estate investors because: Legal Protection: Shields your personal assets from business liabilities. Tax Flexibility: Offers options for minimizing taxes. Professional Credibility: Adds legitimacy, building trust with clients. Simplicity: Easier setup compared to corporations. While there are some costs, the benefits usually outweigh them, especially as you scale your business. Hope this helps!💙

Hi LeeRoy! You got a great deal! Here’s how to find a cash buyer fast: Tap Your Cash Buyers List: Reach out to anyone on your existing list first with the details of your deal. Post Online: Use Craigslist and Facebook Marketplace with a headline like: “$4k Property - $50k Value - Investor Special!” Network Locally: Attend real estate meetups or REIA meetings and share the deal with investors. Skip Trace Buyers: Use tools like PropStream or TruePeopleSearch to find local investors and cold call them. Bandit Signs: Place signs near the property that say: “Investment Property - $5k OBO. Cash Only.” Google Search: Look up “We Buy Houses [Your City]” and reach out to active buyers. Keep it simple and hustle! This deal should attract a lot of interest.

How come we are not also subtracting the repair cost from the ARV in the MAO formula?
@RealEstateSkills12 күн бұрын
Hi Arshia Agah! Great question! The repair costs are already subtracted in the MAO formula: MAO = ( ARV × Discount Percentage ) − Repair Costs MAO=(ARV×Discount Percentage)−Repair Costs If you subtracted repair costs directly from the ARV, it would double count the deduction. This formula ensures you account for repair costs without reducing your offer twice.

Hi there! It’s common for Redfin to have fewer obvious “fixer-upper” listings, but there are still ways to find deals: Try Different Keywords: Use phrases like "as-is," "needs TLC," or "investor special" instead. Look Off-Market: Use tools like PropStream or Privy to find distressed properties before they hit Redfin. Check Other Sites: Zillow and Realtor.com also have filters for foreclosures and auction properties. Network Locally: Connect with real estate agents and wholesalers-they often have hidden deals. Hope this helps!💙
