I have a Clayton manufactured home. Regardless of who makes the home. A crawl space is a terrible idea. Build a real basement. A basement eliminates a lot of issues, with moisture, service, pests, HVAC, etc.

Ask yourself would you buy a car build by warren buffet? If the answer is no then definitely dont buy one of his houses! I feel bad for you but i also thank you for posting this stuff after extensive research I think the only manufactured home I'd trust is Franklin but just like anything theres bound to be some problems

I've been looking into buying a manufactured home and every company I've seen reviews on has had some serious issues but it seems more people dislike their Clayton homes more than others. I guess buying a house made by Warren Buffet isn't a good idea

Ridiculous. I worked in the mobile home business selling manufactured and modular homes for 2 years and have never heard of a home delivered without shelves in the cabinets. Also the 40-gallon water heater is totally unacceptable for a family of 6. Especially since you ordered a 50 gallon. Bubbles in the flooring are also not acceptable either. The build quality is just not there for a manufactured home. If you are going to buy a home do not ever buy a Manufactured home, only buy a Modular home. The main difference is the construction for the walls and flooring. Modular has the same specifications as a residential home. They do cost more, but in the long run they are better built than manufactured homes and less expensive than residential housing. I would absolutely buy a Modular but again, never would buy a manufactured home, ever. Lastly, Clayton homes dropped the ball on your entire process. If it was me, I would have cancelled there contract once the time of completion was to the point where it was ridiculous. I had never had a home delivered and set up take a year to complete.

There is a difference between code requirements between mobile and modular or stick built single family. Some mobile home dealers have a line where they claim their mobile home is just a “hybrid modular”. Um, no. You either have a red HUD plate with a VIN number, where the home was build to HUD codes, or you have a single family that is inspected and built per sturdier local and state codes, and actually recorded to the land. Mobile with the red HUD plate are taxed as personal property, like a car or boat. We live in an older modular, and it’s been a pretty positive experience. The 6” thick well insulated walls keep the utility bills down well, the walls are plumb, and the building is so strong it’s rated for an F2. But like with any home, factory or stick built, you still deal with cheap builder grade fixtures that need replacing in the first 20 years, and surprises like, our bathroom tiled areas were not built with greenboard, so at some point, we’ll be gutting those.

Pure junk. The baseboards fall off and there are no boards to nail the cardboard baseboards to so I had to use liquid nail to glue them to the drywall. The floors are made of cheap thin OSB that says through out the house. The house was built in 2016 so it's only 8 years old. The master bathroom bathtub was so cheap and thin that it came cracked when they delivered the house they patched it and it cracked so bad we just completely replaced it with a Jacuzzi tub. The drain tube for the air conditioner was so cheap they tore a pin hole in it when they installed it through the floor and it seeped water between the OSB and the vinyl flooring by the time it started showing symptoms the hallway and hall bathroom OSB floors were destroyed.

I made my video about Clayton 5 years ago with 12k views. We are still in it and it’s the worst home we have ever lived in. We have seasons of vermin issues outside and inside the home. We also have to level the pad once every 2 years. Ants find their way in through the gaps in the Sheetrock so I’ve been slowly taping and floating the whole house. The faucets are so cheap that the master bathroom bathtub faucet broke off right after the first year. The roof already leaks and when we had some wind the shingles flipped up so I had to go up there and tar the nail and shingle back down. Our evaporator coil already went out because you have a dryer in the same room as the AC so it sucks in all the lint that comes off of or out of the dryer, I keep the dryer clean but it still messed up our coil, when you open your vent and look at the wall inside and above the coil vacuum all that lint out. Was told to get a regular AC filter and set it on or in the vent instead of using the metal ones that come with the AC.

I also do regular evaporator coil cleaning twice a year. Luckily my brother is a AC technician. Also our outdoor plug stopped working and inside our GFCI doesn’t work anymore along with two other plugs. The sockets were poorly installed so I can’t screw them back into the wall there is nothing to hold them on so we have hanging sockets. I mean there’s just so much wrong and so many things that were cut short in making this home. We do have plans to move eventually, we’re just sick of battling with it and dumping money into a pit at this point.

I bought a house from Clayton of Easley in SC, We closed in May and are still waiting for our house . It's supposed to be at Clayton at the end of October, and after seeing this video, I'm nit holding my breath on that. I didn't understand something in the contract and the sales girl got snippy . I am seeing a lot of the same issues in this video. 😢

I had the misfortune of owning a 2010 Clayton doublewide, and it's downright criminal how they build these cardboard boxes. Every single plumbing fixture in your house (you'll have at least 6-10) means a gigantic HOLE in your floor that rats, mice, snakes, whatever else will find, because they used an axe to cut through the floor and then sealed it with absolutely nothing. A full-grown possum can get through any one of these holes. The problem is, these holes are located in impossible-to-reach places like behind your tub and under your cabinets, so you can't reach them to seal them without replacing your bathtub or cabinets. Then there's the walls, with fake 1.5"x3" studs instead of real 2x4s. Then, when they want to thread a pipe or something through a stud, they don't drill through, they just CUT THE BOARD OFF, so it's not actually holding the roof up or anything. Oh, and God forbid you have a large water spill or anything, because you'll start noticing the floors in the area sagging and your doors won't close. I cannot believe how this is even legal (it's probably not).

It makes me so UPSET to see companies take advantage of people HARD earned money.I hope all is well with your home and from the decor in the background I can tell there is a lot of love in your home and I know your home had the best Halloween candy 🍬. The next project will go better, until finally, in about 40 years, you will have a “great crew”, and you can build “just about anything from a telephone”. DKS, retired home builder. If you purchase any home please make sure you have a contract which includes a payout schedule as the work is done. Make sure that you and your lender has to approve each payment. I would have 30% of the total purchase price for a final payment after the home is completed and don’t pay the final payment until you are satisfied. They will be much more responsive to fix any issues when they don’t have all up your money

I own a Clayton home and they're like slick used car salesman. They'll tell you anything to get your money but once you're in it, good luck even getting them to call you back.

Nice work. I have a tip for you. Well two actually. 1. use water when driving posts. Makes it a lot easier. Drive 6 inches and pour water down the side. Drive another 6 and repeat. depending on the ground it will take two quarts to a half gallon. Sime times a gallon. I only ever had to use a gallon per post at this one ranch land, 2. For pulling posts, Cut a notch, into the driver, just a bit bigger than the width of the t post and 2 inches up. Then a smaller notch the width of studs of the t post, in the first notch. 3. And set the driver NO more that 6 inches from the post bottom. Putting it too far back creates a gusset more than a lever. When it is too far back it creates a brace at the bottom. So you are basically pushing on a bar(the post driver) Side ways to the ground. if you look at the end posts in a fence, you will see the brace far back. There is a lot of strength in that. When you have it around 6 in from the bottom of the post it creates a pivot point lever. It allows the post driver to pivot back and it pulls up on the post. You can see this very simple even with a t post that is not in the ground. Put the t post and driver the same way you are doing it now. You will see the bottom of the post pushing away from you. The pivot point is up high on the driver. Do it where the driver is around 6 inches and you will see the post lift instead of dragging away. The pivot point is at the bottom of the driver.
