What are the pros and cons to buying land if one cannot afford a house yet?

I would need to know more about your situation to advise better. Pro: If the land is scarce you can make money holding it. It's better than keeping your money in a saving account long-term. Cons: You are tied to the property and don't have liquidity in case you find a different opportunity. The money cant be used anymore for other things that might give you a return.

Yeah of course. Best thing to do is to call or text me at 909-273-3355. Happy to give you some direction. I would look out for lots that are difficult to build on and have steep or tight access roads.
