No, I am not a member of the Homes For Heroes network. With the upcoming changes stemming from the National Association of REALTOR's lawsuit settlement I don't think programs like this will survive, at least not the real estate agent rebate aspect of the program. Starting 17 August buyers will have to sign a buyer agency agreement which obligates the buyer to pay for buyer agent representation. The agent would simply be giving you back your own money plus money to Homes For Heroes.

The county website now requires you to enter a name in field where you click Lis pendas. There's a name field now and it won't allow you to continue without entering a name. Can you update your video please

Thanks for the comment. The lawsuit settlement requires all buyers who choose to be represented by a real estate agent to enter into a written buyer broker agreement that will obligate the buyer to pay a fee to the agent for their servicers. Prior to this rule change, veterans were prohibited from paying a real estate agent fee or commission if the veteran was using a VA loan. The rule change now allows the veteran to pay a real estate agent for their services so the veteran won't have to gothrough the process without professional representation. Unfortunately, the lawsuit settlement will likely increase the cost to all homebuyers who choose to use the servicers of a real estate agent. Send a thank you card to the DOJ.

@@Theonetruegod-hw2ei No down payment is required on a VA loan. There is no requirement for anyone to use a real estate agent to buy or sell a home. Anyone, including veterans, is free to go it alone without greasing anyones palm.

Do you happen to know how responsible the people who fish there are with their trash? It’s sad to see how some don’t seem to care about leaving bits and pieces of bait on the railings, fishing line, trash, etc. for others instead of taking the time to properly dispose. We sure don’t need to add more trash to the ocean or the beaches.

Untrue video. All this did is having the buyer pay for his own agent instead of the seller paying for the buyers agent. How is it fair that a seller must pay for a buyer who wants an agent? Should a buyer have to pay for his agent and the sellers agent?

Thanks for commenting Chris. In reality, under the current rules, the seller is not the one paying the buyers agent. The listing agent pays the buyers agent with a portion of the fee the seller pays the listing agent for selling the home. This makes sense since the buyers agent will be doing the work on the buyers side of the transaction. If the listing agent brings the buyer themselves, then the listing agent does not have to pay a buyers agent and keeps whatever the seller agreed to pay. The new rules mandate that, if a buyer chooses to be represented by a buyers agent, then they must enter into a buyer agency agreement before seeing any homes. This agreement obligates them to pay their agent. Adding more costs to the buyer will reduce the number of buyers able to buy a home. This added expense will, in effect, block them from purchasing their home until they can save up more money to cover the downpayment, closing costs, and now a buyers agent fee.

@@NativesunrealtyJacksonville I don't ever recall a listing agent paying for anything. I don't ever recall any agent paying for anything other than being compensated thousands for what? I recall having to pay 6% in closing costs for something anyone could do on their own. My 12 year old son found my last home online. As far as contracts, any real estate attorney that you have to acquire already can do those. If a buyer really wants an agent to look online for them then they can pay for their own agent at closing. It's included in the loan like everything else. Just like sellers have done for decades. I have dealt with thousands of agents. Haven't met one that can properly negotiate or has sales experience. I'm sorry to inform you but, the internet has made real estate agents obsolete. Happy endeavors.

Your inability to comprehend my clear and factual explanation may also point to a need for remedial classes in reading comprehension. BTW. I have to ask. If you could have sold your home on your own then why didn't you? Were you just feeling generous. I tell everyone who syas that REALTORs get paid way too much for doing nothing that they should get a license and start making the big bucks. If you do, and you are good enough, I may let you come work for me. I'm sorry to inform you that without real estate agents there would be no MLS. The MLS was created by REALTORs for REALTORs. I personally feel that it was a mistake for NAR to allow sites like Zillow, trulia, homes.com, etc to access our data. Without the MLS all those public search sites would disappear. Then the internet would be useless in finding homes wouldn't it. Real Estate is a relationship business. The settlement simply brings all Realtor members into compliance with the antitrust laws. No more special treatment for NAR and its affiliates. That is a good thing because the law is meant to protect everyone, not just one dominant faction of the industry. The listing broker should have no problem giving co-op compensation to the buyer's broker outside the MLS. If not, the listing broker can compete to get both sides of the transaction (dual agency or divided agency), which is enhanced profitability for the listing broker. No business entity should expect an unfair advantage, which has been the status quo for NAR members for decades.

I completely disaagree that the verdict in this case proved allegations of collusion and price fixing. Ketchmark fell short in presenting the facts and law, but excelled in finding testimony that tugged at the heartstrings of jurors. As an accident injury lawyer he is an expert in maximizing the emotional impact of the story being told. Find a victim, show how the injury impacted their life and lives of family members, and cause the jury to feel pity for the plaintiff. It's a formula that works very well. This is the same method used in this case and had a profound influence on the jury's decision.. In the case, Ketchmark brought compelling testimony from ordinary people struggling to buy homes. The jury was composed of people who wanted to or had bought homes. Struggling to buy a home is a story everyone can relate to. And more importantly, everyone would like to blame someone for the high price of housing. Ketchmark was successful in vilifying real estate agents and cited inflated commissions as the reason for high home prices. This was the real reason for the verdict. NAR intended to appeal and most likely would have prevailed, however, NAR lacked the resources to cover the over 5 billion dollars it needed for the appeal bond. Also, once the news of the verdict broke, ccopycat lawsuits began springing up all over the country. NAR really had no choice but to settle since the settlement included protection from these copycat lawsuits. If anything was proven here it is how deeply flawed our legal system really is.

@NativesunrealtyJacksonville the lawsuit was brought by a homebuyer. By definition, having the judge rule in their favor means that the buyer is not the one who is hurt most. Who is hurt most is the buyers agent. There won't be anyone who only works with buyers anymore because the old adage of "list to live" is now on steroids. Brokers won't be hurt, sellers agent's won't be hurt, and buyers won't be hurt, because brokers will hire some cute little girl and pay her minimum wage to go open the keybox. The logic used on your part is faulty, the title of your video is based on it...thus, whether intentional or not, it's misleading info. Likely intentional clickbait but I wasn't going to accuse that, i go with the potential for honest ignorance first, but not many of those folks are successful in sales... So to answer specifically, it was nothing specific, it's the entire bs narrative.

@@richardtaylor6341 You are wrong about that. The lawsuit was initiated by a home seller in Missouri. The plaintiffs are a group of Missouri home sellers. Better learn about something before making a comment about disinformation. You are also mis-informed. Unless a buyer signs a buyer broker agreement that obligates the buyer to pay a brokerage fee to the buyer broker, they are not getting into a house no matter how cute the door opener is. I will give you the same benefit of the doubt and say you are honestly ignorant.

Process will change to the following; buyer’s agents sign the agreement upfront for 3% (or more?). If buyer can’t afford, buyers will only be able to buy with concessions negotiated by agent. Agents benefit because now it’s always 3 and 3, or at least transparent to the buyer’s agent and in their control.

I did not realize that VA buyer would not even have the option of a buyers agent. That’s awful. I’m helping first time VA buyers right now. It’s been a ruff transaction. I don’t know how they would have gotten through it with no help.

VA Manual M26-7, Chapter 8, page 8-8, Topic 3, Fees and Charges The Veteran Borrower Cannot Pay: "Fees or commissions charged by a real estate agent or broker in connection with a VA loan may not be charged to or paid by the veteran-purchaser". The VA does not prohibit the use of an agent, just paying for it. Since we will have to include our compensation in the Buyer Broker Agreement, and cannot receive payment in excess of the amount contained in the agreement, we would have to work for free.

@bennyaries973 I disagree that there is a monopoly of any kind. In fact, the lawsuit is not even about a monopoly. When you consider the number of real estate companies throughout the country, it's very clear that no single company has a monopoly. When I first entered this business in 1998, I soon realized how intensely competitive being a real estate agent was and continues to be. There have been many new business models that came and went. The model that has stood the test of time is the traditional real estate agent that provides superior service to buyers and sellers. The market has spoken and decided this business model is what was desired. Bringing the government in to force compensation lower is the opposite of a free market.

@@bennyaries973 Thank you for confirming that the current MLS system is by far the most effective system of selling real estate. The issue is not whether sellers are happy to pay a listing agent. The real issue is the negative impact it is going to have on home buyers. First time home buyers in particular. Adding more out of pocket costs to a buyer trying to buy a home is obviously not good for them or the market in general. Oh, just so you know, the MLS is not going away and will continue to be the most effective way to sell homes.

Thank you for doing this video! You were clear and concise, unlike a lot of the videos I’ve been watching. I posed the same questions to my face book friends but haven’t received many comments regarding” if you were a buyer or a seller what will you do? Will you pay for a buyers agent and if so how much? How do you want to pay for the services? By hour? Per showings and written contracts? If you don’t feel the need for one or have the wherewithal for one what will you do? As sellers will you stop paying for buyers agents? When you have bought and sold in the past did you find value in using a realtor? “ Like you, I’m willing to listen to the consumers but many people in our industry are focusing on scripts to secure their commission. One even suggested negotiating higher now because before we were strapped at 2.5-2.7. She said negotiate for 3. This type of thinking is what got us here. I’m not upset about the consumers wanting the change but more disgusted at the reaction from our industry to these changes. From comments to “no worries I’ll skip those homes” to “negotiate even more commission now” They are proving again it’s too much about the money. The 47,000 per year annual salary statistic is ridiculous. Many women do this as a part-time job. This system has been found illegal because the real estate agent industry was too greedy. The fees per transaction were way way too high. You created a system where people could not sell their homes without your incredibly High fees. Don't worry about us buyers, we will survive without problem.

Thank you for your comment, Benny. I don't think that greed is the issue here since greed itself is not illegal. I agree that there are too many part-time agents, though. Unfortunately, part-time agents lack the experience for effective representation, particularly in a difficult transaction.

I’m an agent and I happen to agree with you. Will you do me a favor and tell me how buyers will handle buying homes in the future? Maybe just speak for yourself and how you as a buyer will buy a home, especially in this market. For the past 2 years I’ve had to fight for my buyers because there were multiple offers on every listing. I called the listing agent on every offer to ask the important questions and to sell them on the idea of accepting my buyers offer and their circumstances and I was also selling them on me. I wanted them to know I will make sure to get this to closing as smoothly as possible. I offered to use their title company to close. I offered to pay for a cleaning crew so their sellers wouldn’t have to worry. Etc etc. on the Sell side I had to sift through 7-15 offers each time and usually there were 30-50 showings. Every good agent knows when you list a house on a Thursday you are on the hook for the weekend to be available to answer every call that comes in no matter what you’re doing. I have taken a call at my daughter’s wedding and written up offers at a restaurant. That was the market we were working in. We only had so much time to put an offer in. On the sell side I felt terrible for not accepting certain offers but at the end of the day I had to look out for my sellers and always encouraged them to accept the offer with the highest down payment and the best agent for us to work with. If an offer came in incomplete, messy, and inexperienced that wasn’t an attractive offer. You as a buyer have to remember if your plan is to go directly to the listing agent there will be others just like you. That agent will pick the best buyer in his mind, so you as a buyer have to know how to sell yourself. Like I’ve said, even with how demanding my job can be, I agree with you. There were occasions where I felt I did get paid too much and I have credited some of my commissions to my buyers to help them with closing costs. The discussion I want to have is an educational one now. Let’s move past the commission. We’ve heard you. Now we would like to know what is the realistic plan for consumers for buyers and sellers, as well as our industry?

@@laurachau1847 Thank you for commenting Laura. As an agent yourself yhou understand what is involved in bringing a deal together and getting both parties accross the finish line. Good agents do whatever is required to make it happen. There are so many obstacles to overcome that just don't fit into a neat box of duties an agent is expected to perform. Inspections, appraisals, underwriters, etc. I refer to these people as the "sale prevention team". Knowing how to deal with these situations is where the real value of an experienced agent comes into play. Sellers want to get their home sold and buyers want to buy them. Successfully bringing the two parties together so each get what they want is very satisfying. Like winning the superbowl in overtime. 😃Not all transactions are difficult, which makes up for all the deals that make you wonder why you are in this business at all. Benny recoginzes that we, the REALTOR community, created the most effective system of marketing and selling homes but he is wrong in saying "people cannot sell their homes without your incredibly high fees". There is no requirement to use a real estate agent to sell or buy a home. No one forces anyone to use the services of a real estate agent. If someone does not want to pay an agents fee then they are free to go about it on their own, and may people do.

@@laurachau1847 I will be happy to pay a reasonable fee to a buyers agent. I love my agent. His advice is worth cash value to me. I do not think now that buyers are doing most of the shopping online versus an agent taking them out for multiple days of back-to-back viewings, the old fee structure was fair. I also welcome an online platform that takes the role of the buyer's agent to help you with the paperwork and process. You might lose out to someone who's willing to pay a higher fee to buyer's agent. That's life. To my real estate agent friends, the issue isn't that your work has no value. It's that you created a system that people couldn't buy and sell without you, and you charged fees that were too high. You completely avoided the internet Revolution that affected almost all other markets.

In Australia you don't have buyers agents and it's weird that you do. We read the contract and we have solicitors that go over it. This is at a reduced fee to regularly getting a solicitor. Ours cost $800 and made sure all parties did what they needed to do. Regular contact over the 6 week closing. We also have clauses like the contract is void is after pest and structural checks show any pest and structural defects are found.

Firstly, good video. And good points. But the average buyers agent is not on the side of the buyer. There is 100% a conflict of interest that needed to be addressed one way or another.

Thanks for commenting. If eliminating a conflict of interest is the objective, then this settlement has missed the mark. In a real estate transaction, the conflict of interest is that the fee of both agents is dependent on a closed transaction. If agents were to charge fees like attorneys who get paid, whether successful or not, then the conflict issue would be resolved.

Adding various fees to the loan is already done. Up front title insurance, VA funding fee, USDA guarantee fee, and others. The ability to add those fees to the loan allows cash constrained buyers to purchase homes. Would those fees be reduced if buyers paid them out of pocket? Would buyers be better off as a result?

@@NativesunrealtyJacksonville Buyers who can't afford a buyer's agent's fee, shouldn't be homeowners. If they can't afford a fee, they certainly can't afford a home. These type of people caused the 2008 housing crisis. Driving these poor people out of the market, IS A GOOD THING.

@@larryjones9773 Thanks for the comment Larry. What actually caused the 2008 housing crisis was loose lending standards. Just because people have money does not make them good borrowers. Lenderrs have severely tightened their lending criteria. Since home ownership is one of the surest ways to build wealth over time, making it more difficult for first time buyers to become homeowners will negatively impact their financial well being. Removing buyers from the market will decrease demand for homes and result in declining values for current homeowners as well. So you see, driving these "poor people" out of the market is not good for anyone.

Not hard at all. Nearly every place of business I walk into has a now hiring sign posted. Pay will depend on what skills and experience you bring to the table. Unskilled employees can expect $13 - $15 per hour.

Unemployment rate in Florida is 3%. Anyone not working right now does not want to work. Walk into any retailer and you will see a now hiring sign. Advertisements on the radio seeking tradespeople. Roofing companies, plumbers, electricitans, HVAC, you name it. As far as homeless go I would say that there are fewer homeless here than many other parts of the country. However, just like anyone else, If I were a homeless person I would want to live in Flortida.

The link in the description will display homes listed for sale that should meet program requirements and qualify for the H2H program. To check your qualification you would need to consult a participating lender. Any zip code in Duval county will work. There are some areas that do not require the buyer to be a first time buyer. your video doesn't show you rinsing the product. The label says NOT to allow it to dry but isn't that what you did? So I'm confused...if I apply it, how long do i let it sit before rinsing or do I NOT rinse it?

If you use white ox on a darker surface and don't rinse it off it could leave a white haze. There is no recommended time (that I could find) to allow the solution to work. Even if you let it dry on a dark surfcae you can still rinse it off. Just don't wait too long. On bare concrete like sidewalks and driveways I do not bother to rinse it off because the haze won't show.

Thanks for the comment. I agree, it did take longer than expected. However, the finished product was worth the wait. Since the pier cost $11.6 mil to build a few buck to get on it seems like a small price to pay. I can see how $4 a day would add up if you went every day though.

The container says to add warm water and also says to rinse off with water! How come you didn’t do what it says on the instructions?

With regard to the warm water, the water is already pretty warm coming through the hose. The granules disolved easily. I beleive the rinsing off is supposed to prevent a white haze from forming on treated surfaces. I was not concerned with a white haze on the concrete. Rinsing off any overspray on plants however is recommended to prevent damage. I was careful not to spray any plants. Did you get yours at the Ace Hardware in Neptune Beach?

Thank you for the question. I was not aware that the program funds had depleted. I do know that the benefit has been reduced to $15,000 and that the maximium income allowed has also been reduced. I will check into this and post an update.

UPDATE! The Home Sweet Home benefit amount has been reduced to $10,000. This is still a great program for fisrt time buyers in need of some assitance in coming up with the money to cover the donwpayment and closing costs.

You're the second person to say that. The camera was set to automatic white balance so I can't take credit for any difference in the whiteness. I will say that removing the rust stains is the biggest factor increasing the brightness of the concrete. Thanks for watching and commenting.

Thanks for the comment Paul I was curious why you mentioned Boothbay and then I realized I was wearing a Boothbay Harbor T-shirt. Very observant of you. We used to live in Maine and went for a visit in Sept 2021. It was fun visiting the old stomping grounds, drinking Moxie, and eating Humpty Dumpty (all dressed up) potato chips. I was in Winthrop Maine at my cousin John's lake house or as they are known "camps" lol absolutely breath taking being right on the lake. I didn't want to come home to Florida (Clay county). We lived pretty close to Winthrop in a tiny town called Litchfield near the southern end of Cobbosecontee Lake . We used to take a conoe out onto the Lake and fish. I have to say that the mosquitos bit far more than the fish. Maine has the most mosquitos I have ever seen. Voracious! When the sun goes down you have to coat yourself with Ben's or run for cover.

Not sure I understand your question. If you are asking if you can use White Ox with well water to remove rust stains then yes. I used well water. In fact, the whole reason I have rust stains is because I use well water with high iron contenet for irrigation. Hope that answers your question.
