I’m wanting to add a bedroom and bathroom to my 2 bed 1.5 bath house but the only way to do it and make sense would be to move the septic tank. I don’t want to loose my carport and that’s the only other option I have other than building another level. It’s a ranch style home currently.

If it is a township road there should be s Cul-De-Sac at the end of Twp. line for the truck to turn around.They pile the snow there when turning.

Very relevant to my situation. I have a new home with an unfinished basement which came completely framed. All it needed was the electricals, bathroom plumbing (rough-in), insulation, drywalling and flooring. I have completed all of the above (to Code!) except for what I don't have neither expertise nor physical strength to do myself: the drywalling and flooring, which I have not done because in my area, we don't have contractors, we have scalpers... Also, the taxman stops by every year to see if we (the neighbors) have finished our basements. I got the impression he does not care if it looks good or not. He just wants our taxes.

Depends on who agrees to take care of the repairs and what they are. Typically a seller is asked to fix repairs. Great question!

Does have direct access to outside? If so, VALUE. If not, then does buyer want to have living area in basement or does buyer want basement for storing junk? I want junk storage space along with HVAC and Hot Water Tank etc. Just depends on the buyer. *Buyer beware; Basements are prone to water damage, mold, etc.

Great question! Non-US citizens are allowed to buy property in the US regardless of whether or not they have legal documentation permitting them to be here.

I need some advice. My mothers home has multiple locations on it where the water is coming from a leaking roof. I need to apply for a loan on her behalf to fix the roof completely. But how can you qualify for a loan when the bank will send an adjuster in to appraise the value of the home before they give you the loan? Isn’t water damage a big problem and therefore they won’t write the loan? What kind of loans out there will allow the homeowner to receive money to fix the problem?

@@ItsAllAboutTheRealEstate Her home is free-and-clear so there is no home owner’s insurance in place and when she still had a mortgage, she couldn’t get a homeowners insurance policy. It’s very difficult to get them. The bank forced her though to have homeowners insurance, but it was called CPI which stands for collateral protection insurance. As you know, that insurance protects the bank not the homeowner. And, it isn’t cheap! So I tried to make a claim because the roof problem probably started when she was still paying the mortgage. No luck, CPI doesn’t cover those issues, according to the insurance company. Being that this is the case, you’re saying an equity loan is the way to go? Can you be more specific, a HELOC or something else? Thank you so much for taking the time to answer this esoteric situation question.

@@onethousandtwonortheast8848 sounds like a headache going through that! Sorry to hear that. I always recommend keeping insurance on a home even if it’s free and clear. You probably could explore a heloc to replace the roof. Usually they would just run an electronic value check or AVM (Automated Value Metric) to determine value. They don’t confirm what the money would be used for. Hope this helps 😃

@@ItsAllAboutTheRealEstate i’m sorry, I forgot to mention one more thing that might be a dealbreaker. She had a new air-conditioning unit installed, I found out, about 10 years ago. After the work was done, they never gave her a bill. Despite her attempts to get them to send her one, they never did, and subsequently went out of business. Well, no surprise, they sold the debt to a law firm, and now she has a lien on the property. Do you think this lien will preclude her from being able to get a home equity line of credit or other type of loan?

I always thought a finished basement adds to the livable square footage of a house, i.e. if all the typical homes in the area are 1500 square feet, yours would be more like 2200. I think if you have a 4 bedroom house, you're saying 'family with kids'. Now a days mom's don't want their house or even the bedrooms to be a constant clean up area - a finished basement allows the kids a place to be a kid. Just my opinion, of course. I don't have one - but would be very drawn to one that did.

Sisters here, have inherited mineral rights also, from a great or great great uncle "Smith" 55 acre land track Denton, Texas. So confused by initial Contact letter. 10 years ago. We just never signed it especialty after a real estate agent said it was too complicated, get a lawyer out in Texas, like we could afford that.!

Very thankful for this video. I’m in this boat right now. I bought my home in 2012 and now have about 300k in equity. I have to move for the Army to GA where the houses are close to that cost so I’d love to just pay the next house almost completely off or in fact completely off. So I’m trying to thread this needle right now.
