Third party guarantor Landlord uk, please avoid this company at all costs... Do not instruct this company to represent you and if you have the unfortunate of having to deal with them as a third party like myself please think again I've seen chip shops more organised and professional on how they do things.. Contacting them is a complete night mare phones ring out for days on end they don't respond to emails in timely fashion if at all.. There call centre seems very in experienced and definitely not equipped to be handling calls of any nature. Mr Sasha Charles is apparently branch manager. I made full Payment to this firms client as directed by Landlord Uk once payment was made I contacted them which was impossible to confirm if received and matter settled and wanted something in writing confirming. I received no contact after full payment was made. What I have received is Bailiffs at my home address trying to recover funds stating I have not paid. I have tried calling landlord UK advise payment was made, they agreed it had been paid and denied it had anything to do with them, but they failed to inform there client witch resulted in fees. I spoke witch Sasha Charles who agreed payment was made, I then asked why I have bayliffs at my home address, he stated they are not working on landlord uk instructions and that he would email Shergroup (bayliffs) to advise. This is a Lie, if they simply advised the Bayliffs that payment had been made and no further action required they would have stopped there process. Shergroup (Bayliffs) have received no confirmation that this mater was resolved as per arrangement leaving them no me with fees running into the thousands of pounds. This company is incompetent & is unregulated which leaves you unable to take maters further. Do your research on this firm, they have a clear history of deception, taking money on false promises, providing false or inaccurate information, bad communication, etc most important unregulated. I will now make it my business to expose this firm and socially until resolved

Can I ask what happen when the landlord didn't protect their tenant's deposit and the tenants only gave two weeks notice to the landlord and also failed to lived to the end of the tenancy term but the landlord still gave part of the the deposit in cash back to the tenants. Can they come back to sued against the landlord for not deposit never return and for not been protected their deposit ?

This is a fantastic video, very informative. Im really struggling to find information online of a case similar to my own, so i'm struggling to find what the exact breaches are or would be classed as in court, so I can provide an accurate Notice of intended action to my landlord. I'm a tenant. we recently were issued with a section 21 notice, which is invalid. Due to landlords non compliance with deposit laws. Not once but several times (I've had 3 tenancies with a fixed term and twice it rolled over to periodic. The landlord only protected the deposit last summer after i signed the latest agreement, which was over the 30 day limit also, then it rolled over to periodic in december and the new information not given until end of January, days before being served with section 21) I don't want to type out all of the details here, if its not something you can offer advice on. I understand you usually work for landlords, not tenants. but i can be much more specific so that i can hopefully get the correct advice for me and my daughter. It has been a terrifying time for us. With ground 1 dont they have to write to the tenant saying they mìght need the property back one day before they give notice?

Yes, but as mentioned in the video, the court has the power to waive that requirement

It’s a quick process when the correct process is followed; where it is proven that there is a right to access, and that has been instructed by the tenant.

TDS is a dodgy Deposit Scheme It's really diffcult to get your deposit back if your landlord is also corrupt just as TDS is The UK is the worst place to rent a safe accommodation worse than any Western Country

I sent a pre-signed one year tenancy aggrement to my tenants with an increased rent. They did not sign it or sent it back to me despite several reminders. They are however paying the same old rent for the past four months. I have served them Section 21 notice. Should i also serve them Section 8 notice incase they manufecture their AST or sign it with backdate and bring it in the court. Which one is best option to proceed with .. Section 21 or Section 8?

The Section 8 Notice is not a prescribed form. Therefore, the relevant fields should be completed, relevant grounds for possession added in. However, the remaining parts of the form must remain unamended because the information contained in the notice (other than the sections that do require info to be added) is prescribed by law, amending it could cause the notice to be invalid.
