Im thinking of opening a home for elderly man 65 to 80 that can fend for there self but 2 to a room my friend has 7 homes and this is what he does I would have a house manager and will feed the men well the manager will do that as well as clean I can rent a home across the street from me the manager will not pay rent and i will pay the manager 500 per month for cooking and cleaning my friend gets 1000 per manx 2 per room qhat do you think about this my brother. Are showings scheduled before application or after application, so many random prospects aren't just in or out of your home? How do you select who sees the home in person if you don't have a property management company?

Landlord controlled thermostat is a must. Clause on window opening a must. Cameras for the kitchen a must. 2 fridges a must. Clauses allowing fees a must.

How do rooming houses provide vacancy protection for you?

I’m also loving that that the people renting from me are wanting to stay longer term. I wasn’t expecting that but it seems to be working out that way. The travel nurses in my area seem to always be getting renewed. I have a female truck driver who rented a room from me and she was staying with me until she found an apartment to rent. When she started looking she found that it was just as cheap if not cheaper to stay at my place and she didn’t have to furnish her own place. I’m curious to see how long she’ll stay with me! I told her she could stay as long as she wanted to!

New sub here! I’m really enjoying your rooming house content! I’m not a new real estate investor but I’m new to rooming houses. I just purchased my first house that is setup great to rent by the room. It’s a 3 bed/3 bath house but the basement in the house is a separate private studio! Each room has not only its own bathroom but each has their own washer and dryer!! I really feel like I found my calling with the rooming houses. It makes me happy knowing I’m helping to offer a lower housing option for people in my area or people traveling to my area for work. The main tenant I go for is the traveling nurses. I love helping the nurses. And they have been great tenants. Now I want more rooming houses especially one for men! At my current property I only allow men to stay in the seperate private basement. Just females in the 2 rooms. I see a large demand for men wanting to rent rooms so I’m on the search for a house to house men but mixed is fine too. Like you I just prefer to have separate houses for each sex. I think my city allows me to rent 4 rooms in a house. Where do I go to verify that? How many rooming houses do you have? I would like to add that the taxes are handled differently for room rentals as well. There are certain tax breaks you receive for renting out single family dwellings at market that you won't be able to utilize while renting out rooms.

How often do you inspect the house?

Are the repairs really considered a loss? Because you probably would have had to do them for whoever ended up buying the house.

Are there often problems with the wifi? What's the protocol? Do you sit on the phone with tech support? I know you don't want to send somebody from the company out there every time.

In an owner financed property, What if when the balloon payment is due the owner is not willing to refinance and wants full payment? The borrower after 5 years will not have enough equity in the property to get a loan to pay the balloon. Where else can he get the money if he is doing a rent to own deal with the property currently? Will he have to sell the property and break the rent to own contract?
