@@Grantbproperty​​⁠​⁠I live around the area so that’s why my investment are in these areas. I would recommend in these areas, but have to be quick especially Darlington. I was lucky to come into inheritance and used that to buy the houses. But I’m looking into BTL now to expand the portfolio. I’m a plumber by trade so do the majority of the renovation myself. This video was great and informative on other areas of the UK your covering in the video. Reason I haven’t branched out the area I live in at this moment in time as my knowledge is mostly in the North East.

Who would have thought knocking on a door would work. Well I have a neighbor who bought a house for £550k next door to an identical house which had sold for 790 six months before. They said they were family looking for a house and it happened someone knew this house was in probate and they got a bargain. So it’s a great tip. Some more ideas. Lawyers and build relationships with estate agents. Stuff comes up that never makes the window. Bought my first house 30% below market rate as a HK investor wanted out and sale had fallen through. Agent just called and said they had an emergency sale.

Thanks, looks interesting to hear from a professional landlord. It looks like if you want to be in the renting / landlord business you need to be a in a company (hopefully your own) and probably you have to give you a salary to yourself. But in general, I believe you may have a better understanding than a larger company of a neighbourhood than a big company and you can take care more carefully of buildings and selection of people.

An unchanged 4 bed house & you plan to rent rooms out to a mix of types of people: tourists & contractors. What's the appeal for a tourist to stay in that house & in that town?

Hello. If the house was turned into a HMO then it would be rented room by room on standard contracts. That would appael to locals who live in the area. However if you were to turn it into a short term let then you would rent out the whole house. This would appeal to contractors/relocaters/insurance stays in the area. So they are two completely opposing strategies. Hope this answers your question. Thanks, Grant.

Hi Bruce. The most important thing is getting a good deal so I would say it doesn't matter where you buy as long as the deal makes sense. We have found great deals in Blackpool for our investors and the rental yields are genarally good. Hope this helps. Grant.

Hello 👋 that’s the plan at the moment. The only reason we would rent it out is if we didn’t secure the sale price we wanted. We would however refinance and pull out 75% of the value.

Hello 👋 thanks for the comment. It’s a 4 bedroom house so an en suite adds more value to the house than what it costs us to install (£2500 in this instance). It’s good for us to hear different opinions though. What would you have done differently?
