If I recall the Meadows has over 13 miles of trails to explore! The Terrain doesn't have that many, however, there is a great spot called Hidden Mesa just a couple miles down the road towards Franktown that has great trails and places to bike! Hit me up anytime for more detail! 720-300-6242

Landon, how would you compare LOHI to Skyland in terms of future growth potential (Townhomes). I currently live in LoHi but Skyland seems to be on the move. University Hills is also a nice area.

*It’s a sellers market though. I can’t tell you how many times I’ve put in an offer on a home only to be beat out by mysterious cash buyers under the name of some LLC who are looking to fix up and flip homes. It’s a competitive market right now.*

I would agree that homes 1) in good condition and 2) priced correctly are still selling quickly. It is not a bad time to sell by any means for those reasons which makes for buyers that need to bring their A game on those crisp properties fresh on the market. That being said, we are still seeing a very large amount of homes being stuck on the market for extended periods of time. That is when the leverage shifts into the buyer’s hands

Are sellers in Colorado motivated to do this in today’s market? Or does asking for this bump the offer to the bottom of a pile of offers?

Great question. My apologies for the delayed response. Just saw a statistic today where 60% of sellers in the market gave some sort of seller credit last month to incentivize buyers. Some of that is used for inspection items and closing costs but a huge portion is for getting rate buydowns! If you have additional questions give me a call! Why do you choose to walk around a dry brush area with no trees or anything around it? It’s ugly and you’re trying to help people want to come there. It really turns me off. Why not show beautiful areas and shops or houses?

Hey there! Sorry, Colorado is a dry state and gets this way during the colder months. I filmed this on a particularly cold and cloudy day! I'll see if I can get back out to this area here soon and film a video of the summertime or early fall! :)

The median home price is deceptive. The homes in CP (CP north and the Village) range from $600k for the bottom end to $5million+, averaging around $800k-$1.2million. Really nice area but the Village is more pricey because of the property taxes. CP north is a nice area, expensive, but nice. The Village is nice too, but overrated, at least in my opinion. The City of Castle Pines is now building new homes east of I-25 where starting prices for base models is $800-900k, which again, is pricey. But then, what in Colorado isn't pricey?

All good points! Averages and Medians can all be misleading. Always trying my best to bring as much value as I can to the table but can definitely work on presenting numbers from additional angles. Castle Pines in expensive, but an excellent area to live in. Hope you're doing well and let me know if you have any questions!

I was in The Springs this summer and made a couple trips back and forth to DIA, took about an hour each way and I didn't find the traffic bad, even less that several years ago. Looked like most of the construction on the highwas was done. There was an accident on one of the highways going to DIA and it backed up for quite a while, but did move along. Its one of my favorite cities and I want to move back, but we are occupied overseas. A few of your other Cons were not a problem for me, but there was alot of street people ( maybe homeless?) and many of the restaurants in some areas did not stay open late, maybe that is why ( I have heard they have a crime problem). As a non native that has contemplated relocating, I'd have to say the biggest cons for me is the costs of living as well as the whole stereotype of natives hating non natives. As for pros, I mean, the vast and endless expanse of the wilderness and all the recreational activities.

How would you compare montaine and macanta? They seem very similar but macanta is pricier.

That's a good question. Montaine is located in southern Castle Rock near the Crystal Valley area while Macanta is located on the eastern side of Castle Rock near Parker. So, the location is a big difference. Macanta homes appear to be a little bit larger in terms of square footage and have slightly nicer interior finishes. Both have a lot to offer in terms of parks, open space, trails, and amenity centers. Macanta is off by itself in its own community while Montaine is a section that is part of the large Crystal Valley area. Seems to be an overlap on the city of Castle Pines and Castle Pines Village (not in city). Can you clarify?

Great question! I apologize for not clarifying this in the video. We took all aspects of Castle Pines into consideration when making this video to make this as resourceful as possible. Many people don't know or consider The Village to be an unincorporated community. We figured that people searching for Castle Pines content would best profit from getting information about all things Castle Pines (Castle Pines City, Castle Pines North, Castle Pines Village).
