I hope this is the last serious concern you have with contractors. It's always a good idea to hold money back for this very reason. The gates work beautifully and they will be gorgeous when they've been completed. Enjoy the end of your summer.

So very sorry for your troubles... I too, have experienced the abuse of insufficient and dishonest workmanship. The rule I developed subsequently I call "1/3 rd; 1/3 rd; 1/3 rd... I pay 1/3 rd of the estimate immediately to start the project. Once the project is progressing, and generally halfway through or thereabouts, I release the funds for the second third, adjusted if necessary for the achievement of specified goals. This leaves the final third to be paid upon completion to original specifications. This seems to be very fair to both parties... and has always worked well. You are totally right about becoming an "expert" as you encounter challenges... the process is such an enrichment to the achievement if a full and rich life well-lived!
