That's great! Yes, when it comes to glamping and short-term rentals in general, the cost of things like furnishing and landscaping can't be included on the mortgage, so having sources for those other funds is really crucial. 0% interest credit cards can come in clutch here.

Hi ! thank you for the great video! any advice on how to properly set up an LLC /biz entity for glamping as well as what insurance company / biz insurance or liability insurance to get for the glamping biz llc. ill prob hold the prop / land in my name and register a company to run the glamping operation on the land , so trying to figure out the best way to do this. An LLC is for liability protection. Because you're holding the land in your name and not transferring the deed into the LLC, it's not clear what purpose the LLC would serve. If it's in your name and something happens to a guest and they sue, they can come after your property. Keep in mind, I'm a regulatory expert but I am not a business attorney. You should consult one who's licensed in your State. Good luck!

@@airbnbgirllaura thank you for the response, I guess the idea is that if LLC is the one conducting the business and leasing the land from the owner and all formalities for llc are kept and it has its own liab. insurance it would create that protection and separate the land ownership from the rental business. Land w its house is my primary residence and for now I'll have to use that avenue. i ll def consult an attorney ! any companies that you recommend who do insurance for this kind of small business / glamping operation? thank you and all the best to you and your projects

@@Ar-jm3os In order to protect the assets of the business, they need to be inside of the LLC. But, since you'd be land-hacking, you don't want to put your personal home in an LLC. I think the best case here is to get adequate insurance. Definitely consult a local business attorney. In all of my videos, I advocate for self-managing. It's cheaper, and, nobody's going to care about your business more than you will. I've got plenty of videos that talk about management. Check them out. Good luck!

@@airbnbgirllaura yes, def self manage. but in the capacity of the LLC president, vs personally. any lawyer i asked so far says llc is created to separate the ppty ownership from business, and that's the protection... I'll check w lawyers about what you said. im exploring trusts and holding companies as well. if i create a non revocable trust for kids, i think its a good one, as ultimately we are doing this for our kids and it'll protect the ppty for them . its a tough one , to open an llc for 1 structure or not..:) maybe you are right and we can just do one personally to start and rely on extra insurance provisions and umbrella ins, as well as STR platform liability coverage and no direct bookings. I'll have to research what my home insurance has that I can use for this. Thank you!!

One really key point here is how the county lawyers determined that adjacent parcels would be considered a contiguous piece of property when interpreting rules about how rental structures could be placed. That caught me by surprise and may have saved me a very costly mistake. Thank you!

It's a great lesson on two things. 1. Ask your county specifically how they would interpret this regulation, if it applies in their jurisdiction. 2. Engage a civil engineer or land use attorney early to navigate this process for you! A lot of times, as a regulator myself, if someone certified and knowledgeable on the other side can point to how my own interpretation is incorrect, it's something I'd consider (and that my lawyers would consider).

I tried a few times hiring professionals, paid a fortune for something that in the end looked like I could do it better myself. So I started doing things myself, and it takes forever to do things and learn them at the same time, but the result is rocksolid, looking great, and are dirt cheap.

No tiling so far but it is coming up. I have seen one can get little plastictips for the corners, but with a top that strips down and ensure all tiles are the same "dept" from the wall which is the only thing in tiling I can see otherwise require a skilled hand.

I know the summertime would be busy but have no idea of the occupancy rates for the rest of the year. I also want to build a " Fire Lookout " on my property to draw Cool factor. Very informative video, i’m glad I stumbled across your channel. Are you a lawyer? How would you approach finding the right realtor? My primary concern is due to the rural aspect of glamping, where can you find realtors that have the commercial or land expertise in areas where population numbers might be small? The right realtor is going to be someone who's well-connected in the specific location. I would start with commercial or land realtors because they have to know and have relationships with a lot of different people in order to complete those types of real estate transactions. A simple Google search and reviews should get you pretty far. You could also ask realtors you already know for a referral once you're clear about the specific location. I work in federal regulations so even though I'm not a lawyer, I am an expert in the rulemaking and legal process. So I lean on that expertise A LOT in terms of vetting realtors' and local lawmakers advice. Definitely a skill that comes in handy. Good luck!

Well said. I own a multi-family dwelling with lots of upgrades on 30 acres, 30 min. south of Ottawa. With heavy equipment I've cleared a trail network, camp sites and dug 3 ponds. There is access to hundreds of hectare of snowmobile and off road trails. And that's where I stall. Without the training and experience to run the business and regulation portion of things I'll never get off the ground. Could do a reality show here with designers building their sites and structures. I would just do private campsite rentals but fear some might not leave and I end up with squatters!

A few things, 1) Wow, that's a lot of work. Is any of it permitted? If not, that would be where I would suggest you start. You want to make sure you haven't disturbed any rainwater patterns. You could engage a local civil engineer to make sure there isn't anything you need to remedy. 2) That same civil engineer can submit the paperwork for you to get your permits. 3) I have plenty of videos on my channel about running a short-term rental business. @@airbnbgirllaura That's sounds horrible. If I need permits to dig a hole on my rural land there is something wrong with the system. This was a farm and it's zoned multi. Canada is getting bad but we're not there yet. I'm told to seek business partners too which is even scarier. Now I'm curious as to the "dark" side of this industry lol

What time of year do you have to deal with the water issue? Do your planning then. That way you’ll know where your issues are. Before you dig your roads, get your runoff issues controlled. Divert everything to one or two locations, and divert that toward the lake. A geographical map might help. It doesn’t take much grading to get water to go where you want. You may have to deal with tree, brush removal after the diversion because what was once used to being soggy might die. Once you’ve got the water diversion under control, make sure you look at what it’s going to do to soil erosion. The last thing you’d want to do is put in pilings, footings and ground supports just to have them washed away. When you change what’s been happening for years, you open up another can of worms. On the other hand, and the best thing, is to work with what you’ve got, and don’t disturb the ground. Have a geological survey done, find your dry areas and put little pockets of domes, A-frames, yurts, etc. in those locations. Each area could have its own theme based on what you group there. Roads: Use crushed concrete, stone or a substrate that is not going to interfere with what’s draining. You want the water to still be able to follow it’s path. Blacktop is not recommended. It will stop the water, flood areas you want dry and cause problems that will cost you unnecessary repairs. So, my suggestion is to make your entry gorgeous, pick the driest location so you can pave it, set back about 250’-300’ keep your main building there, and branch out toward your pockets of sites from there. Work with your landscape and save yourself a lot of money that you can use where it’ll show. Don’t reinvent the wheel❤️

I am temporarily in an Eastern European country (EU member) and I am checking local glamping businesses with an idea to start my own. I see a lot of neglected sites in heavenly outdoor landscapes (albeit consistent investments) which still have full yearly bookings. These sites would bankrupt in North America within months. How would you explain people still pay premium rates and enjoy them?

It seems like you are asking about market research. You need to determine how profitable a glamping business will be in a certain location. The formula is your average nightly rate for the entire year multiplied by your average occupancy rate for the entire year. That's your gross revenue. Subtract your expenses. The best source for nightly rates and occupancy in your situation might be AirDna. They have a global option. You can also if Rabbu and Pricelabs have global data as well. Good luck!

Good job! I find when I stay in a property, I hate it when a host doesn't provide laundry detergent. We provide stain remover, bleach, detergent. and even hydrogen peroxide. Our cleaners use these and why not share with the guest. Our places are 3-2 houses. I probably will create more labels in the kitchen.

Yes to the labels! Guests truly love and appreciate them. For 3-2s, providing those amenities makes a ton of sense. You host a higher number of guests per stay than I do and they'll likely need to do laundry, especially if they're staying more than a couple of days. This particular unit is a 2-2 and typically only sees guests that stay 3-4 days. They don't often do laundry and mysteriously, always leave their detergent behind, so I have a stockpile. 🤣

Totally! It's a county-by-county matter. Follow these steps: Run a Google search for AirBnb glamping. Then once on AirBnb's page, select new york state as the location. Find glamping sites that you like, then from there, look up what county it's in. That should give you a starting point for what counties are open to glamping (assuming those glamping sites are built legally, of course!) Good luck!

Hey! The laws for glamping don't depend on the State. They depend on the county. Find a county where short-term rentals are allowed, then find a commercial or land realtor. Tell them what you want to do and they should be able to guide you. I've got a video on glamping laws and a video where I interview my realtor. Those should point you in the right direction. Having just the two AirBnbs and wanting to keep more profit is a model that would make sense to clean it yourself. But you also said it's annoying - would be curious to know why. Is it the guests or the management process you find annoying? Something else? Agreed that a lot of people boast about returns. That's why I publish receipts. Can't remember which recent video of mine I showed screenshots of my AirBnb payouts.

I can always tell what the most useful and information-packed videos are, because they always have the lowest number of likes and comments. It seems like people far prefer watching hype videos telling them that they can make millions passively to digesting substantive content that covers the real steps and hard work that will be required. Thanks for posting this. It is extremely valuable.

@@NewStateHospitality What a thoughtful comment. It can definitely be tough to resist chasing the views, likes and comments, but you honestly never know what audiences will respond to. So that’s a never-ending hamster wheel. Thanks for the encouragement. I’ll continue to put out content that’s vital for investors to know.
