Nice town home, I love expansive living and kitchen. Also, love the music you chose for this.

I think people in large cities are more indifferent and rude. I think everybody has the same amount of empathy muscle, but they use their empathy muscle up very quickly on the way to work. They Don’t have anything left after that.

Any updates on the Atlanta City Council meeting concerning Airbnb rules? My primary residence is in Nyc but I'd like to purchase a home in Atlanta to Airbnb. Is this possible??
@ATL_Realestate3 ай бұрын
It is feasible, but it requires designating the home intended for Airbnb as your primary residence. This applies solely within the city limits of Atlanta, which encompasses a vast metropolitan area, including a significant part of the inner perimeter area in Dekalb County which you have to register and pay a sales tax, but you do not have to be a resident. Please feel free to call or email me if you have any questions!

You can actually find a good bit of townhouses and condos in the area for that price but pretty much no standalone homes. Give me a shout if you want any help!

Interesting how you are so taken back by the amenities. In my opinion this property offers less space for an over inflated price.

What is the closet size for secondary closets? What does the lower level look like?
@ATL_Realestate5 ай бұрын
The lower level is basically just a garage, but we weren't able to get into it. Bummer because it looks super interesting from the outside!

Yuck yet another basic closed off suburban fake "urban like" American community. A place where people will still get in their car and drive. People from the Northeast or West coast would also be a group of individuals that would likely be buyers. The much higher market prices that they come from would allow them to purchase with ease. Possibly expressing that it's bargain as well.

This one was occupied so it was the owner's furniture. However, all of the other units are vacant and don't come with furniture. Also, thanks! I always try to film the video to get a feel for the building instead of fancy camera tricks

No mention of the monthly HOA fees? That is usually the catch that turn people away from the units and the low prices.

They're more or less on par with the rest of Midtown. Some buildings like Viewpoint and 1010 Midtown are cheaper. Other buildings like Colony House or Ansley above the Park are much more.

Currently there are no regulations for short-term rentals in College park. However, there was a meeting very recently to implement some regulations that include a tax and the ability for neighbors to object to an application.

Atlanta is beautiful! I've been to ATL in May/June this year as a tourist from the Czech republic, living in the Peachtree tower, near CNN Center, Olympic park... I was surprised how clean the city is. I didn't manage to see all while there (like Woodruff Art Center, Piedmont part...), so I hope I will return next year :-)

Georgia can DEFINITELY sustain palm trees because the whole state is in the subtropic zone. I mean look at savannah just down the road lol There are palms even in Charlotte and South Carolina and all over the coast of the Carolinas all the way up to Virginia Beach where they have been for ever. Birmingham has palms scattered throughout the city as well. just so ya know, Florida and Cali arent the only states that can sustain palms lol.

When is the city going to start renovating downtown Atlanta near the underground? Have you seen it lately? It looks disgusting, dirty and old. All the buildings are vacant and borded up. The homless took over the entire area
@adua78 Жыл бұрын
Downtown, in its current state, is pretty repulsive. The sad thing is that many visitors to Atlanta only see Downtown while they are attending large conferences or just visiting the Georgia Aquarium, College Football Hall of Fame, etc. Then they leave the city thinking Atlanta is run down, boarded up, nothing to do, lots of homeless, etc.

For a person trying to break in the Airbnb industry now in Atlanta what would you suggest the first step be?
@ATL_Realestate Жыл бұрын
I went over some of the ordinance mandates in the video but I would say the first thing is to carefully read the full 5 pages of the ordinance here. www.atlantaga.gov/home/showdocument?id=53344&t=637732653252142114 After that the best thing is to look into whether you want a management company to run it or to run it yourself
