@@SpencerHsu depends on who ask. That’s why many on the north side refuse to sell. But the value wasn’t the point. The quality of life has gone down the drain. I grew up in Sunnyvale. Went to elementary, middle and high school. I even work sunnyvale DPS. Even our officers aren’t happy with the leadership.

Southern part of Sunnyvale starts at the train tracks not el camino though. South sunnyvale has always been more expensive. High crime, high cost of living and way to much traffic now because of tech. I’m a sunnyvale native born and raised. Sunnyvale was way better back before tech boomed.

Honestly with the politics in California I’m surprised anyone wants to live here! I’m from California with ties in Northern California currently living in South Orange County. I’m currently looking to get out of this s*itehole state and I’ve always considered myself a liberal, not anymore seeing the crime and destruction of my home state. Sickening what’s become of my beloved San Francisco! Most of the businesses are gone, mentally ill people on the streets defalcating in public, druggies shooting up. I was SHOCKED! The crime is spreading to the nice suburbs which is scary!

Financial aid in universities are either merit based or need based. Merit based can still be granted but need based would be difficult to argue how someone paying 40k+ a year for private high school can’t afford universities at the same cost.

So let's say if I'm 17 and just came to this country and enrolled in a private school starting 11th grade, a year later, I'll be having 1 year of GPA when applying for universities. Is this a huge problem for me? Should I start from 10th grade if 1 year of GPA is too little for admission officers?

Yes it's possible however, you will be at a disadvantage so you want to open up credit cards or establish credit as soon as possible. Be also potentially ok to pay a premium over others to be competitive.

@annikaforslundrimbleus9511 yes first thing you wanna do is get whatever credit card you have to start building up your credit. Chase may have some entry cards, and BILT has a renter credit card which I believe can help build credit and also get paid for it.

A lot of great points were made, such as even filing claims that the insurance company ultimately doesn't pay could still strongly affect whether or not they drop you or raise your rates (more likely just drop you!) because dealing with the claim still cost the insurance companies a lot of money regardless. I also like the point about hardening your house against fire and related activities is less about reducing your home insurance rates and much more about just trying to reduce your chances of being dropped. Also the benefits of high minimum deductibles to improve incentives for homeowners and attractiveness to insurers was such a great point. So much more here, these are just a few examples. Great chat!

Marin = New England by the Bay. Parochialism abounds with higher household incomes, higher levels of education, higher ratio of private/exclusive schools and heavy support of NIMBYism with many land trusts and other protected properties. No North Bay love:...? With the South Bay and East Bay getting over-priced, lots of first-time home owner/commuters in Novato, Petaluma, Santa Rosa, Vallejo, Fairfield and Vacaville.

Aragon High School highly rated? When I went there in the early 80's, we had a smoking section. An open campus to come and go as we wanted. The Preppies from Hillsborough drove to school in their white VW Cabriolets, the Stoners made pipes in woodshop, the Cholos from Barrio Shoreview were fixing their lowriders at the auto shop class, the Nerds from the Highlands were building computers, and the Pacific Islanders from South Norfolk on the football team won the championship. Sadly, many of my classmates moved away because they were priced out by tech transplants. It was more economically diverse, blue collar and interesting back then.

I follow an app called Reventure and it is quite alarming to see other markets, including Texas and Florida, coming down dramatically. I think most Californians believe it can’t happen here. But if the stock market does not hold, real estate will come tumbling down. 2024 is likely to continue strong but I have much less conviction for stocks and Bay Area real estate in 2025. Appears to me that sentiment is changing.

That is a really interesting app. Californians believe it can so don’t worry about that. One interest rates increased a lot in 2022 home prices dropped by 25% within six months so nothing is invincible. There are always dips when you magnify anytime. But the question is focusing on the long-term, which place is it likely to support higher prices. If one is bullish, then they buy, but if they are bearish, then this is the right time to liquidate assets. real estate is no different.

Looking to move to San Fran area and want the ability to walk to a train station that has some culture / nightlife and not far from wilderness (2 hrs or less).. me and my girlfriend are in the social work industry and are renting a place for 1400$ in st Pete Florida. Do you know any cities that could fit a $1600 budget for a studio / 1bd where I could easily get to San Fran or Berkeley, a neighborhood that is cheap to live in?

I live in Contra Costa, I hop on the BART in Lafayette station and get off in Downtown San Francisco, not too bad for a commute. But I will only focus on downtown SF jobs or remote jobs. Can't drive 2 hours to get a job in Santa Clara County for example :D

Do you know what I can do? I just invested $50,000 in completely remodeling my condo. The manager is a woman so lax and rum, but now the garage gate has been broken for 3 months, and I went to check the pool area out to the pool, and the door is broken. They also raised our HOA to 575 in Marin. I am such worried that this will, in fact, lower my sale price what are my options

Hello, useful video. I live in mt view and have found all of mountain view to be great. There are sections with lots of migrant workers but I would not be discouraged by those either. All of mt view is very safe and in my opinion, desirable. What website are you using to see the list of all sold recently? Looks very useful.

Hi - Nice video. A few of things to correct. 1) On the map - Russian Ridge is off of Skyline Blvd in the Santa Cruz Mountains and not where you placed on the map. That is actually Stulsaft. 2) Stulsaft doesn't have weekly events, that is Stafford park. 3) Northstar is 3-8. One thing you should have mentioned were the weekly music in the square every summer which draws thousands every Friday.
