@@briankowald6465 That’s a function of a well-considered compensation strategy, which leads to a seller making a decision that works best for them…just as they decide on price, condition, timing, etc. Our recommendations are shaped based on how those strategy discussions evolve, and each one is unique down to the seller, the property, and their micro-market.

Chip and Chris; So appreciate your informative classes. Being military, I have bought 13 homes over my 40 year military career. It seems I've always moved into a seller's market. Only wish this sage advice/classes had been available to me over those years. I see the election resulting in impacts to the market. In case and not mentioned is a promise of increased capital gains. Of course a promised $25,000 tax credit won't impact HHI markets.You can laugh now. From my experiences, sellers should have turn key properties. Impacts sellers and buyers. I will only buy a turnkey property. I will be willing to pay the 98% purchase price or better if the seller provides a turnkey property. My look at HHI now has provided pristine properties in my area of interest...HHI Plantation. This information was excellent. You and Chris plus your TEAM have been a joy to work with in my prior buying and later sale. Collins Group is a winner. If folks are looking for a great realty experience I recommend Collins group! Lannar was told I had representation and would not pay my agent and then raised the sale price after contacting them and setting an appointment. The real estate industry has become arrogant and corrupt just like our government and elite corporations. Shows me why aMErika is where it is today and falling and division. If you mean by exploratory….a buyer who wants to view a listed property for informational purposes, but not necessarily have a committed engagement with the showing agent….then the NAR rules could be followed by entering into a simple non-representation agreement (ie, a “touring agreement,” for instance). This would satisfy NAR, but also keep things light and easy for the buyer/consumer. The goal isn’t to create a burden…it’s to create transparency and optionality! Will this kill Open Houses? Sometimes I’m just curious but not buying. If I have to sign an agreement just to walk in - it won’t happen. The agent will contact me and annoy me.

@@kevins9281 Great question, and GOOD NEWS! NAR has clarified that open house attendees do NOT need to sign a written agreement to view that property in person. They state that the open house agent/attendee is present on behalf of the SELLER, and simply doing their job to market the property to buyer prospects. Phew!!! 🙏💪

I would recommend The Collins Group to the nth degree. They sold our condo in a few days (Aug of 2023) at full asking price right at a time when the market had slowed down for sellers. They were/are incredibly professional, thorough and highly communicative with their clients. They were very understanding with our personal situation through the entire process. Great informative video. On HHI, what percentage of transactions are cash for single family homes? Does this trend higher or lower for neighborhoods that have higher numbers of second homes vs primary? (ie Palmetto Dunes)

Thanks for the fantastic question @scm311. As far as single-family home sales: YTD (2024) Approximately 42% of the sales were reported as cash purchases and last year (2023) it was 40%. Note that back at the end of 2020 towards the start of 2021 (when rates were historically low), only about a quarter of the home sales were reported as cash purchases in our local market, so this percentage is definitely tied to mortgage rates as we would all expect. Specifically in a market like Palmetto Dunes, a bit over half the home sales (53%) were cash purchases during the past 12 months, while less than a third were cash purchases back in mid-2020 to mid-2021.

Great discussion. For the parking issue...I have been to many amazing vacation areas where golf carts are allowed on the roads, and there was no issue with parking. Also, the traffic noise was extremely low. It made for such a laid-back feel. If we so enjoyable for the whole family. Some homes rented came with a golf cart and if it didn't there were so many golf carts rental companies. Then you add yet another area for adding business to the area. Golf cart rentals. We absolutely loved it.

If selling a HHI home in the fall/winter and you have a lot invested in landscaping, do you recommend taking exterior pictures in summer when curb appeal looks optimal?

Great question...and yes, absolutely! That's a smart and fair visual strategy to employ, and we have had instances where we actually shoot an entire property (not just exteriors) in what we call out light-switch program. This allows us and the owner to not only have our best foot forward in terms of time of year to shoot, but also allows us to have the photoshoot completed and on-file, so that a seller can quickly "throw the switch" and have us go to market immediately without having to organize/schedule the necessary photoshoot. Works great!!

I slightly disagree. We have been going to HHI for 20 years and the prices in the last 3 years have risen dramatically. Part of it might be a management company has hiked up prices. My wife and I went to Florida on the beach for what we pay at HHI. That included the air. We are looking at the Caribbean where we get open front and for about the same price. Bottom line: supply and demand - demand is waning. Imho

It's understandable that there are some other destinations that may come in at a substantially lower price point...and that could mean we are on the high side or those are on the low side. It all probably ebbs and flows with supply/demand as you say. There are a lot more rental properties here than there used to be, so I'm pretty sure folks are going to be anxiously monitoring how the 2024 rental season takes shape. I do think it will be an improvement over 2023, but by how much remains to be seen. Thanks for the engagement, sir!!

Question. If market continues to rise ....every five years your property tax bill can increase? Is there an exemption if you are 65 yrs or older?

Yes. It is called the Homestead Exemption. It provides some relief, but does not exempt a tax payer. In order to qualify for the Homestead Exemption, the following must be true: The property owner was age 65 on or before December 31st preceding the year in which Homestead is claimed The property is the owner’s primary residence The owner has been a South Carolina resident for at least one full calendar year (January - December)

To change this method of assessment requires a full change out of all elected positions. The good ole Boys are working to se your money to develop land infrastructure so they can cash in on new construction projects that ‘gives’ the developer free infrastructure and allows them to Sell that property including the infrastructure for that property and make money hand over fist. They are sweating bacon juice over their excitement at making money at your expense. Stop development and focus on improving the lives of those people already living here. Also stop abusing tax money and keep a status quo on purpose. They already added a special tax to improve roads but those roads are not improving safety factors. They are just using your money to make roads appealing to the eye but not improve traffic flow and safety.
