Moreover, supply continues to expand relentlessly: by 2029, the housing stock is likely to have grown by a third. This puts prospects for long-term price appreciation into question". They have also re categorized dubai to moderate risk /overvalued with a score of 0.64(2024) va 0.14(2023).

I personally feel, dubai real estate market is really promising when it comes to long-term investments. The issue is that it needs to be regulated well, especially the off plan market.this will ensure gradual but sustainable growth. Flipping practice should be completely regulated. otherwise, this will further increase the downside risk in the coming future.

Well, sir, dubai markets are quite promising when it comes to investment, but the way there is speculation going on in offplan is making a very strong case of bubble..for example off plan project by mediocre builder like danube bay 101 is at 2.3 mn for 1 bhk..the investor who is asking this price might have only invested 20%. It's sounds more like trading in the options market where you invest using small premiums to gain huge exposure. As the project heads towards completion, there is no potential left, and hence, things will start collapsing from thereon.
