Don't come here thinking you want to golf with your buddies. Golf lottery system is brutal for trying to get tee times for a group of 4 or more. Its run by Jimmy the tee time Nazi. only golf community I have ever been to that they don't want the residents to golf. Stay away!

I suspect Victory sales are flat because the golf membership has a 3-4 year waitlist. Not good if you are moving there to play golf like I am. I wish there was more info on that. I’ve done my research and now I just have to stay a few days at each one I’m interested in. The house is not as important as my lifestyle.

Not that I’m aware of. Victory in Verrado is building more but I have not heard that Trilogy is doing that. The community is built out.

Very hard to get tee times as a foursome there in the winter. Too many people trying to golf. Lottery draw for golf means you don't get the time you want or at all. Be aware!

Really good video. I live in CantaMia. Buyers can still purchase a 1400sf homes starting at $339k. Ours took $55k to spec out properly (before pool). I think 10% of residents can be age 40. Come on down!

Typically, the rule is that at least one resident of each household must be 55 or older, and the remaining residents must be at least 18. However, in the case of new builds, developers may allow individuals under 55 to purchase homes under certain conditions, as long as the overall community adheres to the 55+ requirements. This is often due to the Fair Housing Act, which provides exceptions for age-restricted communities. The community may also require that the majority of residents are 55+, even if a few residents or owners are younger. It's best to confirm with the Canta Mia community's management or the builder directly to get the most accurate information for your situation.

Correct, these homes closed in November, and the typical close time is 30 days. We had an unseasonably hot October, but things did really pick up in November.

So is it safe to say if 66% of homes sold in Verrado under 500k and the list price is 733k and avg. sale price is 564k....homes are selling way lower than list price? How much are the new builds in Highlands really selling for now?

Really it’s that the homes that sold in October were in those lower price points. We are seeing price reductions for sure though…especially on homes that have been sitting for a while. Feel free to shoot me an email for more details!

Watching Sterling Grove for several months. I'm fairly sure the three sold under $600k were spec homes (all finished with few options for Toll Bros). These were sold for significantly under the base price of the same model if you started a new build. We looked at all of these in July, so they have been done for a while. SG seems to have a bifurcation of asking prices. Several under $650k and some easily over $900k. Which is probably why the listing price is so much more than the sale prices. People are buying the "cheaper" homes.
