Just contact the seller’s agent directly, most of people don’t need a buyer’s agent.

@@feliza7 thanks for the comment watching the video. Yes buyers do have the right to reach out to the listing agent. But the listing agent has a fiduciary duty to the seller, which means they are contracted by the seller to represent the seller. And in my experience I’ve never found it wise for a buyer to purchase a home without representation for many reasons, including negotiating, making sure that the sellers providing everything that is required by law for the buyer, and handling the transaction for the buyer. I think of it like Michael Jordan negotiating with Nike. Also keep in mind that buyers and sellers both have emotional attachments to properties when they are selling or buying. Having a good agent represent the buyer is a great idea to keep everything unemotional and strictly about business. Thanks again for your post and let me know if you need anything.

I just went to see a house and had to sign an agreement with that agent…and I told the realtor I’m not signing until we meet and I feel him out and check his knowledge. This new law seems ridiculous since why would I sign an exclusivity deal with someone I just met. It’s like going on a first date to a wedding chapel in Vegas.

Understandably finding an agent before looking at homes is new and different for buyers but it’s honestly much better. Window shopping of the past is pretty much gone. I am glad that I watched this video. I was told that this new agreement was to make things more transparent. However for me I find the new law has made everything far more confusing. The old way was always transparent as far as I am concerned. So what did they think they were doing ?????

Thank you for watching and for your comment! I completely agree-the new process doesn’t seem to improve transparency and has only added more confusion. Unfortunately, I can't give you a direct answer since I wasn't involved in the situation, so anything I say would just be speculation. From what I’ve gathered from various reports, it seems like the attorney made a significant profit, while the sellers are left with very little. It’s definitely a messy situation! My guess is that either we’ll adapt to this new system, or there will be some other shifts along the way. Thanks again for tuning in, and I’ll keep you posted with updates on this and other market trends in the North Dallas area!

I have heard advertising from a Realtor to sellers .. something about an all-cash sale. Why would a seller care if a home-buyer pays with all cash or a mortgage-bank's money?

@@295g295 that’s a good question. Only advantages of an all cash sale is usually a cash Buyer doesn’t have an appraisal and they can close quicker. But most sellers sell for a bottom line in mind and a buyer obtaining a mortgage can usually close in 30 days or less. Let me know if you have any other questions or need help in any way.

According to the Data Buna has a population of just over 1,900 people so I wouldn't expect 12 people an hour moving to that area. 😉

There is another restrictions we found out and that is if you move in from out of state and keep your former home, you won't qualify for the homestead exemption. I've ran into two other persons that ran into this problem like we did. Denied!

@@troysage Am I going to see a cow crossing out there? Lol. Currently, I drive 5 minutes to my kids’ schools, 5 minutes to the grocery store, and 10-15 to Stonebriar Mall. I think this would need to be in the $300K range for me to sacrifice my location. $400K is a good price for the current market, but just not enough for me, personally, when weighing the pros n cons of where we’re already at. Enjoyed the video though. 👍🏼

Yeah, that’s all show. County appraisal districts are out of control. They’re out here jacking peoples property values up to make up for the losses on the tax break. We can’t vote our way out of this.

Mine went up $118k this year. On low income Social Security, Market values only helps taxes and insurance on paid property. I am sick to death of fighting with appeals every year to lower what shouldn't be taxed in the first place. It is one thing to tax and insure on what was paid for the property but for thin air when you have no intention of selling. There are NO comps in my subdivision to go by so they go by square footage elsewhere. Paying taxes and insurance of $9k this one year.

Wondering if you have your homestead tax exemption in place and if you're collecting Social Security, is the age exemption in place? I know those two exemptions don't completely stop property tax increases but they help. Also, let me know if I can help you in any way with property value evaluations and a strategy in the appeals process. No one likes tax increases and if I can help you I will.

I appreciate your comment. Taxes and property values are a double edge sword. When values increase tragically like they have here in Texas then the taxes increase according to the assessed value. Hopefully you filed a homestead tax exemption, which is extremely helpful. Other are paying very similar property taxes and they also have a state income tax so it’s all in how we look at things sometimes I do understand the increase, very difficult.
