I feel for YOU. I've been a landlord before for strangers in another property in another state, and I still am now but thankfully I rent to my son in law so it's very stress free. I feel for you and I hope it works out for you. You're too cute to be stressed. Relax; things will be okay.

Always let property management screen tenants and just pay them their fee. You can still give the final verdict. Also do 3 to 3.5x rent. And credit least 650 or higher. Do quarterly inspections. And if they don’t pay give them no more than 7 late days to give the 3 day notice. Florida handles evictions fast

I have been using the reusable Velcro pads from dollar tree. They work great and on $ 1.25 each. Maybe just buy a few at a time each time you go. Works great.
