Did you buy this unit from the former owner or from the park? When you do buy units from the park, has it already been cleaned out by the park, or is that negotiable?

I manage the renovations myself, subbing out 90+% of the work. I actually like to pressure-wash exterior and do the final interior cleaning. Likely to continue that since i am retired and only working a part time job. I evaluate the extent of the work and like to purchase materials and have them delivered, so i stay familiar with costs and quality and the guys appreciate being able to show up and get right to work. I also enjoy hunting for perfect condition used materials like light fixtures, sinks, and doors at the many thrift- type places in my area. All the skilled work is done by people i hire.

Nice job. You might want to rethink the flooring, because I read a design website that many buyers do not like grey. Especially grey floors.

Had this same issue. The floor was stained and soft, all in front of the sink and frig. Turned out to be the AC unit leaking. Called an Heat and Air company to come inspect it and it was 100% good, except for the drain line clogged. They cleared it out with some compressed air , then we ripped and replaced about a half sheet of subfloor and we're good to go.

That project probably is more than I would take on. Did just finish a 2017 SW 3/2 that had a " dog room" in it that had to be ripped out. I agree that part of the job is respecting the needs of the park. Really enjoying and learning from these videos. Thanks!

Good info. I'm currently buying my manufactured home in a park. Park is owned by Yes Communities. The corporation keeps the park up with regular maintenance and buying and selling homes in the park. Since I do not own the land. And, to assist with my retirement I have rented my two bedrooms out to two tenants that are drawing their retirement. It's a win win situation for both the landlord and tenant. My bills are paid. Enjoying a wonderful quality of life. At the same time the tenants have affordability and good quality living. (We share a 3 bedroom 2 bath with livingroom fireplace, den, laundry room, screened in porch, outdoor grille patio and Enjoying a firepit). It is located in a suburbs rural area. Best decision I ever made.

Thank you. We replaced a lot of the plumbing with pex. Yes, we do often use shark bites for these types of scenarios.

Nix the carpet. Cabinets are too dark. I don’t like dark floors, it sucks out all the light from the room. Other than that looks good.

Thank you for the feedback. We will often do white to keep it light and bright. We had a special request on this one to go a bit darker. We are using a lot of "blonde" flooring in our current remodels.

Usually eggshell finish is very easy to clean. It’s flat finish that can’t be cleaned.

Outstanding! About how much would the full rehab cost if I hired to do the job for a ‘70s single wide 2BD, 1.5 Bath? $25K? or more?

Thank you. It depends mostly on the market and the finishes you want done. Most of our single wide rehabs are done for $15K to $20K. We try to stay around this number because of our resale and carrying costs until we sell or finance someone on that home. If the mobile home needs more work than that number can do, we will move on. Our areas are very expensive labor and materials wise right now, so our numbers could be very different from another area. i hope this helps.
