The homeowners handle the lawn care. there are only a couple neighborhoods that aren’t Active Adult 55+ that handle your lawn care, but those HOA fees are a bit much. thank you for reaching g out, if you have any more questions, please let me know.

Do any of the builders build hurricane proof homes? It'll be a shame when a cat 5 levels that place. That's the one thing that makes me hesitant to move to FL.

Hurricanes are a risk for sure. Im from the midwest and Tornados are a bigger risk in my opinion because you dont know theyre coming. With the Miami Dade Hurricane build requirements, all the homes being built are stronger and more resilient to hurricanes and even come with hurricane shutters(even though you will probably never use them) Also Impact glass is nice and helps calm the nerves. Keep in mind, if you buy a home near the water, the risk is higher, prices are higher etc... If you buy a home more inland, you significantly reduce the risk.

Actually working on a new video regarding this. It is confusing in FishHawk, but here is the breakdown. FishHawk Ranch and it's amenities are for FishHawk Ranch only. Fishhawk Ranch WEST - has their own pool and "Lake House" community center. Fish Hawk Trails (yes two words for Fish Hawk) is a totally separate development and has no access, also Channing Park that neighbors Fishhawk Ranch has their own. Everyone within FishHawk Ranch has access to FishHawk Ranch's 4 amenity centers. Starling Club, Osprey Club, Aquatic Center and Hawk Park. Hope this helps!! If you need anything, I'm here.

I live in Tampa Palms. New Tampa /Tampa Palms/Wesley Chapel is actually better than Fish Hawk. More restaurants, better shopping, and movie theatres. Fish Hawk just has better schools.

Thanks again for watching. My family really likes the shopping, the restaurants and the newness of everything there. My wife (the boss) loves the calmer lifestyle and not the chaos of the traffic in those areas. Schools in Weslet Chapel, Land O Lakes and Lutz are really good too, so it is a great area for a lot of people, we are really enjoying FH, but we love helping clients in those areas too. We are about to record many more videos about that area, so stay tuned!!

@@livingintampatv Indeed. Lutz is great on the Hillsborough side if you're in the Steinbrenner High School/Martinez Middle School zone. The Pasco side schools are good too. I have friends and coworkers in Fish Hawk and Valrico. I would add that River Hills and Twin Lakes are great neighborhoods in Valrico too.

Selling the Bright Future Program is 👎👎👎👎👎 The program has stipulations that do not include GED earners and requires students to earn a certain GPA and SAT/ACT Scores. Also, it is also a lottery program. NO guarantee that a student will get the scholarship. I left Lakeland because of lack opportunities, lack of diversity and the poor education system. We live in NY now and our teen gets a full ride to any state college/university (including schools at Cornell University) with a GED and no ACT/SAT scores needed through the Excelsior Scholarship. Florida Southern College is a PRIVATE school with literally no connections for employment.

Hi!! I just noticed this... sorry. Yes, you are right, does not include GED and the student has to get good grades, good test scores and also community volunteer hours, but if you do all of that, you are GUARANTEEd the scholarship. Not a lottery process. I appreciate the feedback, and I did move to Florida for this program, so I did extensive research.

it is still not worth it to be honest. Why go through all that volunteer hours and extra work to potentially get a state funded scholarship to attend a subpar college in Lakeland FL. The only colleges worth it in Florida is UF and FIU because of their connections and academics. No the scholarship is not guaranteed; it is even stated on the Florida state website. The excelsior scholarship in NY gives a full ride to students on top of TAP (state aid) and Pell Grants. NYS has top schools and top employers. The only requirements is the parents make less than 125k a year and the student works in NY state for the amount of years of scholarship. Which is fine because they are far more opportunities and high paying jobs in NY than down south. My teen has interned at two top Fortune 500 companies and will graduate with no debt from SUNY Stonybrook within the engineering department. Mind you, he is a GED recipient with no SAT/ACT scores nor did he volunteer for the scholarship.

Have you checked out the Mirada Crystal Lagoon that recently opened in San Antonio Florida in Pasco County north of Tampa.At 15 acres ,it's twice as Epperson Lagoon in nearby Wesley Chapel and about 3 times larger than the Southshore Crystal Lagoon.

There are still many places in Florida that would be considered “still affordable” - but yes i agree, with skyrocketing prices over the last few years, we all wish we would have stocked up!!! the lifestyle here is amazing!

@@livingintampatv Yeah in the hood or trailer parks are still affordable. We are thinking of leaving Florida. I have a baby and another on the way. We are priced out of getting a home in a good school district. So I am looking for an internal transfer to Delaware or Jersey City where I will get a boost in pay and ironically will be able to afford housing.

I have been tracking Parrish since I arrived here in Jan 2022 and it has been growing at a fast pace. I work on MacDill so would rather stay closer to the West side of Parrish. Thank you

WC isn't WC anymore its exoloded with Apts and subdivisions EVERYWHERE miles and miles of them . A 5 mile drive will take an hour . Schools are flooded with new arrivals , 4 kids per seat on the bus , a dozen fights a day at school are the norm. Most of these new nieghborgoods dont even have place for gas or food which mean driving into the masses of 54. These guys are probably the contractor's hyping it up . Oh yes the HOA's your just gonna love being harrassed weekly for things like your grass being 2 inches higher then allowed .

thanks for the breakdown. hopefully you were able to move before the chaos started. With the massive migration to Florida, there are so many areas that are exploding… crazy!!!! I see Parrish being another strong option to move to, also Plant City- great areas that were once only farms, now there is growth.

@livingintampatv , it's everywhere I traveled through 8 states this summer, and the explosion of new housing is off the wall . Drove through St. Louis and saw a single field that stretched for probably a half mile nothing but the same style of Apts. , past that came the subdivisions and it looked like arson took a good portion of those out by the highway just outside of down town , not everyone wants to be overrun it seems .

Way too crowded in Florida anymore. And so flat and so many old people. And the bugs and the unbearable heat. Nice place to visit in the winter for a few weeks but give me the wilderness of Northern Michigan and the fresh water beaches all day. Fun fact: Michigan is actually sunnier than most of Florida from June to mid October.
