In looking at retirement locations, we had a long vacation last year to the entire panhandle from Panama City Beach to Gulf Shores, AL. We enjoyed aspects of 30A, and it was a good fit for us in many ways, but were so disappointed about how little beach access there was. As for the towns, restaurants, weather, activities, 30A is fabulous. It is clean and modern with every amenity you would want. Please let me know if I may have missed larger public beach areas where you can walk a couple of miles unhindered that are easy to get to. If someone is a 30A local, where is free parking if you want the beach to be daily part of your life? If you lived there, how could you get to the beach several days a week without paying to enjoy it as a lifestyle? In the area from about Miramar Beach to Pensacola Beach, we found miles and miles of pristine public beaches with plenty of parking etc., much of it was even free. But on 30A beaches, we kept driving, and would find private beach after private beach. Using maps, there were a few public beaches on 30A that we got to. Unfortunately, most were in a tiny little zone, with a lot of people or awkward to park and get to. And they had barricades/barriers on the edges of some of the public areas; it was not open to just keep walking on the beach. For other beach access you pay, and I don't mean just parking, but actually paying to walk on a beach (Seaside Beach)! I am not familiar with the area where you said you live, but only drove through there. We will check that out, so thanks!

Thank you so much for your reply! I’d be happy to hop on a call and guide you using Google Maps. The state parks are the best option for long, peaceful walks. My personal favorite is Topsail State Park, located on the west end of 30A. Seaside and Seagrove can get quite crowded, so I’d love to show you the quieter west end of 30A. I can never say for sure what will happen in the market, although I do not personally feel we will see a crash this next year. If you would like a more detailed video on my opinion what will happen let me know and I will make a video for you.

We love living in Dune Allen. My home is featured in this video a couple of times. We often bike to Seaside on Saturdays to go the their Farmers market.

Agree 100% love this area I walk Dune Allen Loop close to where I live. Welcome neighbor! My husband and i also love to bile to Seaside and stop for lunch at Wine World. Did you know that Gulf Place open back up the concerts and farmers market?

The NAR website references that "Written agreements are required for both in-person and 'LIVE' virtual home tours". I interpret "LIVE" to mean buyers will still be able to just view home photos online without an agreement. Is this correct? Thank you for your vlogs.

@@LifePinkorporated yes that is absolutely correct. You can still view all the photos and virtual tours that are posted online. When I work with out of town buyers I often FaceTime my buyers and show them the home that would require an agreement. We do also have a showing agreement - like a showing agreement that would allow me to take a buyer into a home and show them one home. Did this answer your question?
