Add one more to "Bad" - The roads. Especially Persiaran Shorea. Since it's an ongoing development, these roads are also used by heavy vehicles. Potholes and uneven spots are often patched up. But they become damaged again. This will continue being so, until the roads are properly resurfaced.

For aster is above 600 price per square feet. You can check iproperty for older property psf. It should be lower then newer property.
